Description
The Maintenance Technician is responsible for repairing, cleaning and maintaining building fixtures including lights, locks, windows, doors, window and door screens, flooring material, gutters, and drains.
The Maintenance Technician will take care of maintenance duties involving carpentry, painting, plumbing, and electrical repairs to ensure that the building is properly and safely maintained.
Duties include but are not limited to:
Safe use of power tools for various projects and repair
Use ladders to work at heights greater than 4ft
Use of gas powered equipment.
Keep dumpster areas clean and free from debris.
Keep landings, banisters, railings and stairwells clean.
Remove cobwebs from ceilings and windows.
Replace light fixtures, burnt out light bulbs and light sensors.
Straighten pool furniture.
Pressure wash sidewalks, stairs and landings.
Trim hedges, palms and plants
Repair plumbing as needed
Clearing gutters and drains
Monitor outside contractors to ensure work is completed satisfactorily. Obtain proof of insurance and permits if required for work being performed by contractors
Routine maintenance of clubhouse including cleaning of bathrooms, clubhouse interior, pool deck and furniture. Create purchase list for cleaning supplies, toilet paper, paper towels etc.
Painting of common areas as necessary.
Maintain documentation of maintenance tasks as required by management.
Requirements:
· Knowledge of small electrical and plumbing repairs essential
· Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)
· Strong communication skills
· Excellent customer service skills
