College Station Apartment (94 apartment homes) is seeking a FT Maintenance Person in Mankato, Minnesota.
Experience in performing maintenance functions such as mechanical; electrical, plumbing, carpentry, HVAC, apartment turnover, repairs and inspections; some on-call duties; must possess a valid driver's license; must be able to relate to residents, vendors, & contractors, good written and verbal communication skills; have knowledge of all Local, State, and Federal laws governing multi-housing residential rental units, this includes Fire Safety and OSHA compliance. Manage to utilize an outside contractor; reviews, prioritizes and completes resident service work orders; orders and picks up parts and equipment; assist with preparing and executing a preventative maintenance program; maintains inventory and control of tools and supplies, responsible outdoor maintenance including trash pickup, and shoveling. Oversee customer service and resident relations, maintain resident request system, accessible and accurate records for work orders, preventative maintenance, safety, repair/ replacement of major equipment, and utility cut-off; diagnose and perform maintenance repairs on A/C and heating, electrical and plumbing systems, water and sewer lines, railings, tile, carpet, flooring, appliances, cabinetry, key control procedures; assist in the preparation of annual budgets for operating and capital expenditures in order to achieve the operational goals of the property.
