Job Title: Maintenance Director Reports to: Property Manager/Operations Manager Position Summary: Experienced residential maintenance director required for a well-established mid-size property management company with 500+ residential units located in the Dorchester and Hyde Park areas. The candidate will run the maintenance department’s day-to-day operations of the portfolio with market rate, Sec 8 housing and HUD residents. Responsibilities: • Lead the property maintenance team to deliver outstanding results. • Ensure properties operate smoothly with low work orders and optimal resident service. • Responsible for all parts ordering and strict inventory / pricing control. • Maintain a 95%+ pass rate on all ISD and annual audit housing inspections while maintaining a great working relationship with our housing agencies. • Responsible for vendors/employees quality performance of grounds, HVAC, unit turns, fire systems, curb appeal and all capital projects. • Obtain and negotiate contractor/vendors bids and oversee through completion. • Implement preventive maintenance schedules and oversee through completion. • Create monthly / annual budgets for day-to-day R&M, capital improvements and be responsible for variances. Integrity & High Standards. • Minimum of 7+ years in maintenance management experience. • Experience with Sec 8 housing and HUD programs. • Technical degree and applicable certifications. • Ability to access all property areas on a regular and emergency basis. • Ability to interact with a wide range of people, solve problems, handle stressful and emergency situations with diplomacy. • Wide range of knowledge dealing with HVAC, Plumbing & Electrical
