POSITION SUMMARY The Janitor reports to the Facilities Coordinator Supervisor and works as part of a team to ensure that the property is maintained in the best physical condition as possible. The Janitor is responsible for the day-to-day custodial services at the property. Duties include the following (other duties may be assigned): Inspect building, grounds and common areas on a daily basis, and picks up debris and trash around property; Maintain all common area marble, tile, and carpeted flooring, which includes sweeping, mopping, shampooing, polishing, vacuuming, and washing handrails, decks, hallways, stairways and walkways, as necessary; Clean up spills and accidents as needed; Clean all common area windows and mirrors; Maintain and clean all common area bathrooms (wash floors and walls), kitchens, community rooms, computer rooms and resident services rooms; Keep all furniture in common areas, such as chairs, sofas, tables, clean, which includes dusting; Clean Manager’s office, including dusting all work surfaces, emptying trash containers and replacing trash bags as necessary, sweeping or vacuuming floors; Keep laundry room and public restroom clean and supplied with appropriate sanitary supplies, toilet seat covers, paper towels and toilet paper; Order and maintain inventory of cleaning supplies, paper towels, toilet seat covers, toilet paper and sanitary supplies, working with the Facilities Coordinator Supervisor and/or Manager to stay within budget; Assist the Maintenance Person with two-man maintenance issues; Keep trash dumpsters and trash dumpster area clean, and empty trash cans as needed in all common areas; Routinely wash floor mats; Regularly participates in employee staff development and training meetings; Regularly participates in safety training meetings; Cooperates with Human Resources in the investigation of all employee injuries and accidents; Uses proper safety equipment and follows safe work practices and procedures, and follows organization safety policies, procedures, rules and regulations; and Other duties as assigned by the Facilities Coordinator Supervisor, Property Manager, Assistant Property Manager or Regional Property Manager. Supervisory Responsibilities This job has no supervisory responsibilities. Education and Experience A minimum of one (1) year experience in maintenance or janitorial services. Knowledge, Skills, Abilities Able to read, write and speak English; Bilingual in English/Spanish a plus; and Able to communicate effectively with people from diverse cultures and backgrounds. Ability to add, subtract, multiply and divide amounts such as sales tax, number of items when ordering janitorial supplies and maintaining inventories. Effectively manage and solve practical problems and effectively handle situations with limited instructions; and Ability to work well with others. Take direction from the Facilities Coordinator Supervisor, the Property and/or Assistant Property Manager, and/or Regional Property Manager; Flexible and adaptable to work plan changes and organizational changes; Work in a collaborative manner as a member of a site team, and demonstrate at all times cooperative behavior with colleagues and supervisors; Relate professionally with vendors, residents and co-workers; and Maintain a professional personal appearance at all times.
