This former small church building was rehabbed, refinished, and transformed into a recording studio by my current tenant 3 years ago. The building sits on six empty lots in Columbia/Tusculum, just down the street from Streetside Brewery, directly across from the Irish Community Center. There is plenty of private off-street parking, central heat/ac, secure. My tenant went to great lengths to soundproof the building; and then build a sound-booth inside of it. The interior of the performance room and sound-booth are finished with hardwood floors and drywall. There is a storage room in the lower rear of the building, and a finished lounge room above it. His and her bathrooms flank the front entryway. The performance room is 20’ x 42’, the sound booth is 11’ x 16’, the rear rooms are both 14 x 14’. My current tenant; and I, the owner/landlord; have co-shared this building since the pandemic; I use it for practice space (I am a musician), working around his recording schedule. With that arrangement in place the rent will be $500/month + utilities; I maintain the lots and the building. Available August 1, 2021; one year lease, two month security deposit.
