The Facilities Manager ensures that the facility is maintained in a sanitary, attractive, and orderly condition and that the facility is kept in good repair and free from hazards. Electrical, plumbing, ventilation, heating, and cooling systems must be in compliance with applicable laws; safety and fire regulations upheld; and federal, state and local building codes followed for efficient and safe operation of our buildings. Facilities Manager Responsibilities • Receive and approve invoices for completed work, coding and submitting them promptly and on time for payment. • Develop and manage a preventative maintenance program for the purpose of ensuring the facility is maintained in a safe and orderly condition. • Support the Chief Operating Officer regarding maintenance employment issues including hiring, job evaluations, compensation, and terminations. Work with Human Resources on any personnel concerns. In conjunction with the Chief Operating Officer, mentor the entire maintenance team, developing tracks for team members to improve performance, take on additional responsibilities, and enjoy continued professional growth. • Guide maintenance team in the development and implementation of quality control benchmarks and procedures related to work orders. • Assure maintenance and repair of facility interior, exterior, and equipment. • Work closely with the Chief Operation Officer to mutually support operational goals. • Monitor maintenance log daily to promptly address maintenance concerns. • Lead/support the implementation and supervision of maintenance-specific programs. • Develop, implement, and document fire drills and safety evacuation plans for the facility. • Conduct regular inspections of life safety systems such as fire systems and e-call systems. • Perform duties associated with facilities emergency preparation and response systems, as directed by the Chief Operating Officer. • Maintain hazardous chemical inventory and safety data sheets according to the facility’s hazard chemical inventory and safety data sheets according to facility’s hazard communication program and local, county, state, and federal guidelines. • Review SDS as requested for potential exposure to hazardous chemicals and take necessary precautions. • Maintain positive communication with local fire marshal, building inspector, and any other jurisdictions governing the facility. • Perform limited plumbing, electrical, equipment and structural repairs on facility building, or special projects as needed. Work with the Chief Operating Officer to assure that work is completed. • Perform other duties as assigned by supervisor. What You Give Us • Ability to develop scope of work, negotiate contracts and implement them. • Ability to manage construction projects from $1,000 to $200,000, using multiple vendors. • Working knowledge of new construction, remodel projects, roofing systems/repairs, and other related upkeep. • Ability to perform and/or coordinate emergency building repairs, including obtaining and contracting subcontractors. • Experience working on electrical and plumbing projects. • Provide training for Executive Director and Maintenance Team in the operation of emergency systems. • Ability to inspect and service or coordinate service for HVAC and emergency generator systems. • Ability to coordinate and/or perform roofing system repairs and replacements. • Ability to work a fluctuating work week or travel on assignments if needed, often on short notice. • Ability to work in a team setting and be a positive team player.
