Maintenance and Water Restoration company seeking a Maintenance Foreman who is looking for an opportunity to join our team in Lake Stevens and help our company grow. Our busy Lake Stevens office is looking to for a Maintenance Foreman within our Property Management and Water Restoration divisions! If you have leadership qualities with the ability to be authoritative and creative, have an understanding of business aspects and profitability as well as possess the ability to multi-task multiple projects with outstanding follow-through, this is the place for you! -Here are some traits that will help you be successful in this position: -Understand maintenance technician’s abilities so that scheduling is efficient and each job is profitable -Understand resources with tools, staffing, and vendors and determine value added of the same -Communicate issues or road blocks immediately so that solutions can be found -Ensure safe working environment for employees -Ability to prioritize and organize your workday with interruptions and changing priorities -Must work well under pressure with time-sensitive tasks while maintaining professional attitude and accurate records -Positive attitude and ability to empathize with sometimes difficult people and make others around you better -Forward thinking; anticipating what needs to be done next with minimal to no direction with the drive to learn more and grow -Accurate and pay very close attention to detail -Ability to communicate with inter-office personnel to ensure efficient use of resources Primary Responsibilities will include, but are not limited to: -Prioritizing and scheduling maintenance requests from start to completion, which may include re-prioritizing due to emergent requests -Acquiring bids and proposals, obtaining approval from owners when needed -Scheduling maintenance tech’s or vendors to complete jobs -Timely expense reporting -Actively monitoring Accounts Receivable/Payable -Communicate daily with inter-office staff to ensure efficient use of resources and individual work order status -Regular inter-office meetings pertaining to: per job profit and margins; bi-monthly meetings showing work in-progress reports and collection activity; regular meetings with dept managers and owner to discuss successes and areas of opportunity -Weekly meetings with maintenance staff We have the tools and resources for you to be successful. We do not micro-manage; we expect our employees to accept their duties and responsibilities and complete them quickly without constant supervision and/or need of assistance. We do expect you to show up on time and be at work every day. This is a full-time position. We work hard and like to have fun, so be ready to join in! Job Experience that will help you stand out: -Experience in managing maintenance personnel -On-site maintenance or scheduling experience -Quickbooks and job costing experience Work Hours: This position is full-time Monday-Thursday 9:00 AM to 5:00 PM and Friday 8:00am to 4:00pm with a 1/2 hour lunch break during normal lunch hours.
