Job Summary: South Portland Housing Authority is seeking an organized team-player to fill our need for a Maintenance Technician. This position will provide routine, emergency and preventative building repair and maintenance including but not limited to painting, electrical, plumbing and general repairs. Successful Maintenance Technicians are typically self-motivated, articulate, and well-versed in working with a team of maintenance technicians and/or contractors in a housing setting. Excellent communication skills are essential, as this position must coordinate on a regular basis with management/coworkers, residents, and subcontractors. Daily travel is required and all technicians participate in our rolling on-call calendar which requires overtime. Duties/Responsibilities: • Strong communication skills and attention to detail • Ability to work well as a team, suggest process improvements, and see ideas through implementation. • Performs required planned and corrective (repair) maintenance to building surfaces, fixtures, systems and equipment. • Perform mechanical, carpentry, plumbing, painting, sheetrock, tiling repairs and more. • Utilizes a wide range of powered and non-powered hand tools such as drills, sanders, sewage line cleaners, saws, hammers, pillars, screwdrivers, wrenches, boilers and volt-ohm amp meters. • Ability to interpret situations and nuances. • Strong time management skills. • Experience working with disadvantaged populations is a plus. Required Skills/Abilities: • Ability to organize assignments and work with a minimum of supervision. • Ability to stay calm and react intelligently in emergency situations. • Actual work experience in one or more trades is preferred. • Must have working knowledge of electrical and plumbing systems maintenance tasks such as: inspecting plumbing fixtures for leaks and repairs, checking air main lines to insure they are free of obstruction, checking appliances for proper operation and conducting ground fault detection tests. • Ability to be flexible and perform work under time pressure. • Ability to answer routine inquiries from others including residents/public in a polite and professional manner and to refer other inquiries to their Department Head. Education and Experience: • High School Diploma preferred. • At least three years’ successful experience in the area of maintaining physical • facilities or equivalent combination of experience and training. Licensing/Certification/Registrations Requirements: • Valid Maine Driver’s license unrestricted except for corrective lenses and automatic transmission. • Ability to be ensured as a driver under the Agency’s insurance policy at no financial penalty to the Agency. Physical Requirements: • Ability to work in public housing environment in all weather conditions. • Physical Demands:  Strength: ability to lift up to 50 pounds on a regular basis; ability to move large residential appliances when needed.  Ability to lift, grasp, carry, push, pull or otherwise move an object.  Work involves walking, standing, driving for brief periods of time, bending, climbing stairs descending into cellars or climbing into attics, accessing close areas.  Must have the ability to be on call 24 hours a day, seven days a week including holidays for emergencies and snow removal as needed.
