Description
The Port Huron Housing Commission is looking for a talented, trainable, ambitious employee for our maintenance department. The individual needs to know the basics of maintaining a building, including electrical, plumbing, heating and cooling, painting and apartment turnover. Work is performed alongside seasoned maintenance personnel and on its own. This position is a full time position, working 8 hours a day Monday-Friday and comes with a nice benefit package. Considered candidates must pass a drug screening and background check prior to employment. GENERAL STATEMENT OF DUTIES: Assist the Building Maintenance Person and Housing Custodian in the maintenance, repair, and cleaning work involved in the upkeep of resident buildings, apartments, and grounds at Housing Commission sites to include unlocking and securing non-residential buildings and/or common spaces as required Work also involves the performance of semi-skilled tasks in the maintenance of various systems such as heating, cooling, plumbing and electrical etc. SUPERVISION RECEIVED: Work is to be performed under the direction of the Executive director with daily duties being overseen by the Housing Building Maintenance Person and Property Manager assigned to the village where the work is being performed. Work is primarily reviewed through inspection. TYPICAL EXAMPLES OF WORK: An employee in this class may be called upon to do any or all of the following: (These examples do not include all of the tasks which the employee may be expected to perform.) • Assist Building Maintenance Person in preparing vacant units for occupancy by performing various tasks such as cleaning, sweeping, mopping, waxing, polishing floors; cleaning all fixtures and appliances in bathrooms and kitchens; cleaning cupboards; cleaning windows; etc. • Assist Building Maintenance Person in performing routine custodial tasks to maintain the interior of all common spaces of buildings such as cleaning, sweeping, mopping, waxing, and polishing floors; cleaning and maintaining lavatories; dusting and polishing furniture; removing trash; cleaning windows; etc. • Assist in the completion of normal preventative maintenance, routine and inspection work orders to properly maintain all facilities owned by the Housing Commission. • Assist Building Maintenance Person in performing routine custodial tasks to maintain the exterior of all buildings such as brick, siding, roofs, gutters and down spouts, doors, windows, etc. • Assist Building Maintenance Person in performing routine custodial tasks to maintain all exterior grounds and equipment such as playground equipment, benches, tables, sidewalks, parking lots, landscaping, etc. • Unlock and secure non-residential buildings and/or common spaces as requested completing necessary required paperwork which could include inspecting the space for damages and/or missing items. • Assist the Property Managers on occasion with resident issues, inspections, move-ins etc. • Maintain lawns in warm months; shovel and remove ice and snow in cold months. • Maintain consistent communications with the Building Maintenance Person and Property Manager and inform them of any known maintenance or resident issues. • Operate hand tools, various pieces of power-driven equipment, and communications equipment, as needed. • Perform related work as required and assigned. DESIRABLE QUALIFICATIONS FOR EMPLOYMENT: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed are representative of the knowledge, skill and/or ability required. • Reasonable knowledge of the methods, materials, tools and equipment used in performing general maintenance tasks. • Ability to perform the manual tasks required. • Ability to understand and follow oral and written instructions. • Ability to establish and maintain satisfactory working relationships with residents, the public, and other employees. • Ability to assist at other sites as needed. • Ability to work independently and take initiative. DESIRABLE EDUCATION AND EXPERIENCE: An employee in this classification, upon appointment, is preferred but not required to have the equivalent of the following training and experience: • Graduation from an accredited high school. • Two years experience in custodial and or building maintenance work. • Must have a valid Michigan Driver License (Operator’s). CLASSIFICATION: Full-Time Regular Employee; Non-exempt WEEKLY WORK HOURS: 40 HOURS UNION STATUS: Union SALARY RANGE: Set by current Union Agreement
