Maintenance Assistant: JOB FUNCTION Provide quality maintenance support for the residents of above property as directed by the Property Manager. Assist Superintendent in providing for smooth daily operation of the property with regard to maintenance and grounds. These duties are performed timely and with the residents comfort and safety/security foremost in mind. ESSENTIAL FUNCTIONS OF POSITION o General day-to-day maintenance o Cleaning and turnover of the project apartments upon move-outs o Cleaning of hallways, stairwells, Laundry rooms, office o Handle work order requests and maintain work order log through phone application o General Maintenance and upkeep of the grounds, including lawn cutting, weeding and leaf blowing o Coordinate repairs and maintenance work with subcontractors and property manager o Coordinate proper upkeep of supplies and maintenance products for the property o Must be available after hours on-call emergency services on a rotating basis o Maintain a clean driving record acceptable to our insurance carrier to operate a company vehicle or drive for the needs of the property o Must be available to work overtime dependent upon the needs of the property o Other responsibilities as assigned by the Property Manager or Superintendent SKILLS, ABILITIES AND PHYSICAL REQUIREMENTS o Knowledge of apartment maintenance to include plumbing, electrical, HVAC, carpentry and painting o Ability to work on own with direction o Ability to complete tasks with an attention to detail o Constant need to be on feet (66% to 100% of the time). o Have constant need to perform the following physical activities(66% to 100% of the time): - Bend/Stoop/Squat: Perform routine maintenance/repairs, pick up tools and equipment. - Climb Stairs: Service requests, make-ready needs for 2nd and 3rd floor apartments. - Push or Pull: Move equipment, appliances, open and close doors, etc. - Reach above Shoulder: Perform routine maintenance/repairs, stock and remove equipment, etc. - Climb Ladders: Perform routine maintenance/repairs. - Grasp/Grip/Turning: Handle tools and equipment, perform routine maintenance/repairs. - Finger Dexterity: Handle tools and equipment, perform routine maintenance/repairs. - Writing: Inventory maintenance, requisitions, required maintenance reports. o Lifting/Carrying (supplies, replacement parts, ladders, etc.): - Over 150 lbs: Rare need (less than 1% of the time) - 75 lbs. – 150 lbs.: Occasional need (1% to 33% of the time) - 25 lbs. – 75 lbs.: Frequent need (33% to 66% of the time) - 1 – 25 lbs: Constant need (66% to 100% of the time) NOTE: Lifting and carrying of weights exceeding 50 lbs. is to be accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc.
