We are looking for property manager to help oversee 10 rental units in Cypress, Texas. Zip code of properties are in 77429. Flexible Hours: 8 hours per week. Duties: --Oversee all maintenance issue and make readies. This is not an office job, but being a "boots on the ground" position. We have vendors like AC/Plumbers/Contractors, but you will be overseeing their work. -- You will be inspecting these units once/week. You may not necessarily go into the homes but will need to do a drive by at minimum, and will need to go into the homes as needed. --Inside inspections are done every 3 months. --8 of the rental units are at one location, and the other two units are within 2-4 miles of each other so there is very little driving. Idea for someone who lives in or around Cypress. -- Previous property management experience is needed because you have to be able to create a Punchlist of repairs and understand what it takes to make a unit "Move In Ready". --Our back office collects all rent payments electronically. You won't need to do Bookkeeping or Rent Rolls. Your focus is on showing up at the properties and ensure tenants are following their lease. You will give us a schedule on when you will be visiting the properties. You decide when you will be meeting vendors and visting the properties. 1. Experience with Make readies and overseeing contractors. You need to know when a property "move in ready" condition. 2. Minor handy man skills are helpful (trouble shooting wifi/routers, re-key locks, changing out smoke alarms). We use contractors so we are not expecting you to do anything complicated. Hours: 8 Hours per week. - $16/hours. IMPORTANT: First 2 weeks is a trial period and the pay is $12/hour during trial period. It takes time for us to train you for our system. After 2 weeks, it's $16/hour Must have: -Own Car with insurance.
