Description
The Maintenance General is responsible for performing various maintenance functions that are necessary to maintain and enhance the value of the community. This position has significant interaction with residents, staff, contractors, and members of the Board of Directors, and its Committee members. Essential Job Duties and Responsibilities: • Daily inspection of the clubhouse inside and outside amenities (Tennis and Pickle Ball Courts) • Manage outdoor lighting of Tennis Courts, Pickle Ball Courts, Building lights, and Landscape Lights • Maintaining cleanliness of Golf Casa and the restrooms/air compressors of the Golf Course restrooms • Monthly Fire Extinguisher inspection (first business day of the month) • Maintain current supply of Materials. • Process daily work requests and repairs as requested. • Prioritized daily work load and schedule for self, with the approval from Maintenance Director. • Answering and returning phone calls and emails. • Perform tasks associated with electrical, plumbing, carpentry, masonry and painting • Maintain, troubleshoot HVAC systems • Repair and treat structures such as showers, sinks, appliances, doors, cabinets, walls and building exteriors/interiors • Schedule and complete preventative maintenance • Assist in monitoring all work being performed by outside contractors • Monitor and maintain all building systems as assigned • Assist with maintenance of grounds such as trash pick-up • Assure safety practices are used which comply with all company, local, city, state and federal guidelines • Follow policies and procedures and comply with Fair Housing, state and federal laws • Practice and adhere to Keystone’s Core Values, Mission and Vision. • Any additional job duties as required by supervisor. Qualification Requirements: • Must have a valid CA Driver’s License • Must have reliable transportation and the ability to drive within the community • Basic understanding of electrical, plumbing, painting, masonry, carpentry, and drywall • Working knowledge of HVAC systems· Follow oral and written instructions • Ability to communicate with residents, co-workers and management • Available to perform emergency repairs after hours • Ability to climb up to 40 feet and lift up to 90 lbs • Strong verbal and written communication. • Excellent interpersonal skills. Education and/or Experience: • 2 or more years of experience working in a facilities or maintenance related role • High School Diploma Work Environment: • The work environment and physical demands described here are representative of those employee encounters while performing the essential functions of this job. Exposure to sun and janitorial supplies. • Ability to sit and stand for extended periods of time. • Ability to reach, grasp, hold, bend, twist, pull, tug and push. • Must be able to lift up to 90 lbs.
