Needing all trades to provide quote for completing basement finish in the new Lennar Meadowbrooke Heights community. Address is 8511 W San Juan Ave. Looking to start as early as 5/10. Finishing approximately 1450 sf and have another 500 sf of unfinished storage/mechanical area. 8511 W San Juan Littleton CO 80128 Basement Finish Scope Letter Darrell Contact me for more info. Finish of approximately 1430 sf of living space with one bedroom w/ adjoining ensuite space and one bathroom with walk-in tiled shower. Includes another ~ 500 sf of unfinished storage that needs a few outlet drops. Scope to include running water/drain to main level laundry for adding small sink and running a hot/cold water hose bib to garage wall adjoining basement space. This home is a new construction built by Lennar in the Meadowbrooke Heights community. Expected close is on May 7th, 2021. Intent is to start project immediately. Permit will be submitted on 5/10 with the county, but would like to start with framing immediately. Desire is to work with existing conditions, including, rough-in basement plumbing, to maximum extent possible. Do not wish to break concrete and redo subfloor plumbing. If anything in the plans conflicts with code, please contact myself with issue and what needs to be changed to resolve. Framing To include the rough framing of floating walls and back out once electrical/plumbing/HVAC complete their rough in work. Please quote both with material and labor and quote with just labor (fasteners included in labor). Dimensions are as close to accurate as possible, but small variations to be determined in the field to accommodate actual wall/beam locations, etc. HVAC To include installing drops from existing HVAC ducting to supply finished living spaces. Ducting for bathroom vent fan and dryer vent from unfinished mechanical space. Bath fan to be provided by owner. PLUMBING Work with existing rough-in basement plumbing to maximum extent possible. Hope is to not need to bust into concrete to redo in-ground plumbing. Furnish quote for rough-in work to include labor and materials. Finish plumbing to be completed by owner, meaning install of fixtures, faucets, sinks, toilets, etc. Scope to include: Bathroom with Zero-entry walk-in tiled shower, toilet, and stand-alone sink/vanity unit. Small bar counter with sink and water line for refrigerator ice-maker. Water line run to ensuite space of bedroom for supplying water only. No sink or other plumbing at counter in bedroom. Water supply and drain hookup for washer/dryer stack in unfinished mechanical space. Tie into existing drain/vent piping. ELECTRICAL Scope to include running power from main outside panel to subpanel installed in unfinished mechanical space. Subpanel to supply all circuits for basement. Quote based on included electrical plan and to include subpanel, breakers, wiring, and labor completed to current building code. Any discrepancies on plan with code to be corrected and completed per code with notification to owner. Outlet/switch boxes, electrical fixture boxes to be provided and installed by owner. Finish work to be completed by owner to include installing light fixtures, outlets, switches, covers/plates, etc. Finish materials to be provided by owner. DRYWALL Provide material and labor. ½” walls and 5/8” ceilings. Hang, mud/tape, texture. TRIM CARPENTRY Scope to include install of doors (Qty 8), door/window casings/sills, and baseboards. Install shelf/rod in bedroom closet. Material provided by owner with exception of fasteners/glue. No trim for egress window in mechanical space. TILE Install tile for walk-in zero entry shower walls/floor and bathroom floor. Install tile for bar sink area (~30 sf). Tile/Grout material provided by owner. Substrate, mortar, thinset provided by contractor. Slope shower floor for proper draining. FLOORING Bathroom: Tile Bar Area: Tile Living Spaces (Bedroom/Workout/TV/Game): Carpet Surface material to be provided by owner. PAINTING All painting to be completed by owner. Walls need to be floated.
