I. JOB INFORMATION Job Title: MAINTENANCE FIELD TECHNICIAN Job Class: FULL-TIME STATUS: Non-Exempt COMPENSATION: Hourly II. JOB SUMMARY Under general direction, performs preventive and corrective maintenance on Homeowner Associations (HOA) common area grounds, building, infrastructures, and residents’ homes. III. PRIMARY DUTIES AND RESPONSIBILITIES • Installs, repairs, and replaces interior and exterior finishes. Includes drywall, stucco, and painting. • Carpentry work involving wood dry rot, wood decking and wood fencing repair/replacement. • May be required to do on-the-job planning for completion of projects. • Ability to read and understand blueprints and technical publications and safety codes, practices, and procedures is mandatory. • Maintains gate/door locks and replaces and repairs door hardware and replacing weather stripping. • Accurately records login/logout entries in QPM computerized maintenance management work order system. • Good communication between management and team members is mandatory Note: This is not an inclusive list of duties and responsibilities. Performs other duties as requested. IV. MINIMUM EDUCATION, EXPERIENCE, KNOWLEDGE, SKILLS, AND ABILITIES A high school diploma or equivalent, and one (1) year of full-time experience in facilities or Building/Resident maintenance, to include a combination of skills in the areas of electrical, plumbing and carpentry is preferred. Knowledge of standard practices, materials and tools and knowledge of occupational hazards involved and safety precautions necessary for the building maintenance trades are required. Must be able to read, write and comprehend common vocabulary. Must be able to calculate basic math, including fractions, decimals and percentages. May be required to read, interpret, and work from blueprints, sketches, wiring diagrams, plans, layouts. Any combination of overtime, weekend and holiday work may be required. This position may be designated as essential and/or the employee may be required to provide a means to be contacted during non-duty hours for emergencies. V. WORKING CONDITIONS Conditions may require walking, stooping, climbing, pushing, pulling, heavy lifting (less than or equal to 65 pounds), bending, working in awkward positions handling equipment and materials. Must have a reliable vehicle that can accommodate ladders. VI. QPM TESTING/EXAMINATIONS REQUIRED A pre-employment physical examination and drug test may be required as a condition of hire. VII. CERTIFICATIONS OR LICENSURE(S) REQUIRED* • Must currently have possessed a valid U.S. driver's license for at least one year*. • Must have a clean driving record so that you can be include on the company’s non-owned auto insurance policy.
