ROBERTS RESIDENTIAL RENTALS, LLC. We are a local and growing residential property investment and management company looking to add an ambitious, experienced and highly skilled Maintenance Technician to our team. We manage 150 residential rental units throughout the Portland-Metro area. The job will include a wide variety of tasks with many opportunities to demonstrate and develop your skills in a leadership role. The position is full time, primarily Monday-Friday 8:30AM-5:00PM + occasional emergencies. Projects involve occupied units mostly, rarely would you work on apartment turnovers. The ideal candidate should be self-motivated, organized, capable of prioritizing, great at managing projects independently, and just generally likes fixing things in need of repair. JOB DESCRIPTION • Appliance installation, troubleshooting and minor repairs of fridges, d/w, w/d, ranges, micro. • Minor plumbing repairs of faucets, toilets, garbage disposals, drainpipe, water heaters, etc. • Minor electrical repairs of light fixtures, switches, outlets, circuit breakers, etc. • Minor HVAC repairs including thermostats, forced air heaters, heater filters and bath fans. • Fire/life safety assessment of smoke/CO detectors, sprinkler system and fire extinguishers. • Minor repairs to interior and exterior doors including knobs, locks, hinges, latches, rollers, etc. • Minor window repairs including springs, IGU replacement, screens and blind replacement. • Minor garage door repairs including override locks, remotes, rollers and hinges. • Light pest control solutions (most cases are handled by a subcontractor). • Bath fixture repairs including towel bars, shower doors, etc. • Minor deck and fence repairs. • Occasional painting and rare sheetrock duties. • General awareness and assessment of apartment building and grounds to help maintain a safe and pleasant environment for our tenants. • Schedule and oversee some of the many subcontractors we hire to help with the specialty items beyond our inhouse skillset, including drain clearing, HVAC, alarm/fire sprinkler, pest control, roofers, electrician, landscapers, etc. • Occasionally serve notices to tenants and help keep an eye for illegal behaviors and rental agreement violations. • Inspect, note, and report on maintenance needs (all kinds) of our properties around town. QUALIFICATIONS • 5+ years maintenance tech experience. • High School diploma or equivalent. • Must have valid driver’s license. • Own standard set of tools to perform many of tasks described above. • Have a working cell phone, however a company phone will be provided for this position. • Possess excellent troubleshooting, analytical and problem-solving skills. • Ability to work effectively with others. • Please be punctual, organized, and efficient. • Able to demonstrate customer service skills and professional appearance. • Comfortable with and have experience driving a pickup truck with trailer. • Must know how to safely work on ladders and be able to instruct others on safety. • Able to lift up to 70 lbs. • Must pass background check and drug test. • Must be 18 years or older to drive company vehicles.
