Duties and Performance: Ithaka employs a full-time Maintenance Manager to carry out the mission of providing affordable housing in the Colorado Springs community. The position requires a driver’s license and a driving record acceptable to our insurer and our organization. The ability to use Microsoft Word and Outlook would be helpful. The Maintenance Manager oversees all Ithaka physical assets including, but not limited to, land and property, maintenance tools and equipment, appliances, landscaping and snow removal, vehicles and maintenance supplies. Duties shall include, but not be limited to the following: - Responsible for the completion of all maintenance service requests as assigned. Reliable transportation required. Work truck on site for your use. - Must have experience in property management, including some knowledge of and experience in plumbing, electrical, appliance repair, light renovation work (e.g., bathroom), HVAC, carpentry, flooring, and other needs of the org. - Complete make-ready process of vacant apartments/units. Work within the expense limits established and maintain inventory controls. - Coordinate special projects, for example, fire extinguisher renewals. - Coordinate work with PT maintenance tech - Work closely with the Community Coordinator in communicating with outside contractors for completion of projects outside of your scope. - Responsible for 24-hour emergency maintenance service as required. - Complete grounds work as directed (seasonal) which may include picking up trash, sweeping curb and dumpster areas, maintaining landscaping beds and other areas, operating snow blowers and maintaining sidewalk areas during inclement weather. - Work with residents in a transitional work program to have them assist you on light duty tasks (e.g., painting, lawn upkeep, shoveling, moving furniture/other items). - Maintain a professional and courteous manner with all residents, vendors, contractors, and co-workers at all times. - Assure safety standards are complied with for all company, local, County, State and Federal guidelines. - Comply with all work-related activities in a fair, ethical and consistent manner. - Follow established Ithaka policies outlined in the Employee Handbook. - Special projects and other responsibilities as may be determined. The Maintenance Manager may be called upon to supervise temporary workers and volunteers as well as other maintenance staff, if required. Position Requirements: - Exertion of 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly. - Driver’s License in the State of Colorado and satisfactory driving record - Satisfactory background check (open to various backgrounds) - References who can speak directly to your level of work in the areas of electrical, plumbing, appliance repair, HVAC, carpentry, and light renovation work. Compensation: $21.37 - $26.71 Please note that the land trust provides unemployment insurance and workers’ compensation insurance.
