Description
Performs a variety of building and grounds maintenance activities in support of Homeowners Association. Duties & Responsibilities • • • • • • • • • • • • • • • • • • Cleans around the outside of buildings and on common areas, main streets; removes trash and replaces bags of community trash cans. Sets up new Dogipot stations as needed and cleans/replaces bags out of stations weekly. Performs a variety of landscape maintenance work including tree trimming, watering, fertilizing, etc. Performs minor building maintenance work (carpentry, electrical, plumbing, painting, cement, pressure washing) as needed; assists higher level staff/vendors in more skilled trades work. Assists with events set up and take down as needed. Assists in cleaning office/maintenance building as needed. Checks timers on Fountains. Fixes/Replaces bollards that may be down or leaning. Skims leaves from ponds. Skims leaves from pool. Checks and re-lights gas lanterns. Flags street lights that are out. Removal of Tree Stakes once trees are aged. Flags dead trees. Keeps sidewalks safe for residents. (ex: Shoveling mud off of sidewalks.) Clears storm drains. Installation and Removal of various signs. Directing traffic when needed. • • ADDITIONAL JOB DUTIES Various resident needs. Special Requirements, Education & Experience • • • • • PHYSICAL REQUIREMENTS Must be able to physically perform the basic life operational functions of climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, swimming, lifting, feeling, talking, hearing, and repetitive motions. Must be able to perform medium work exerting up to 50 pounds of force occasionally and/or up to 20 pounds of force frequently and/or up to 10 pounds of force constantly to move objects. Must possess the visual acuity to operate mobile equipment such as golf carts and to inspect equipment. DESIRABLE EDUCATION AND EXPERIENCE Graduation from high school and experience in the area of building, grounds, and/or facility maintenance; or an equivalent combination of education and experience. SPECIAL REQUIREMENT Valid Driver's license. Signature Printed Name Date Checks that bathrooms are stocked at pool & playground. Checks equipment at playgrounds. Working knowledge of the methods, tools, and equipment utilized in grounds, and facility maintenance and repair. Working knowledge of the work hazards and applicable safety standards associated with facility and parks maintenance and repair. Skill in the operation of equipment and tools utilized within the program. Ability to establish and maintain effective working relationships with other employees and subordinates. Working knowledge of and ability to use chemical and pesticides properly and in accordance with State rules and regulations.
