The ideal candidate will be a team player, enjoy working with people, find creative solutions, and seek constant opportunities for growth. A positive, "can-do" attitude is a must! Duties include, but are not limited to: Prompt and professional response to resident service requests Turn Vacant Units, paint, repair's made, replacing broken or damaged items by purchasing them at big box store Preventive maintenance and repairs on building and facility equipment, fixtures and systems Plumbing: clearing stoppages and replacing fittings Basic electrical repairs: appliances, HVAC, lights and light fixtures, outlets, and circuits Custodial duties: laundry and community room, trash, sweeping/mopping Basic landscaping: grass, seasonal flowers, weeding ( knowledge of but we do have landscaper) As required, inspections of units, common areas, devices, providing correction as needed Daily communication with Manager of Complexes about status of work orders, community projects, and compliance with federal housing and safety guidelines Walking property making sure walk ways clear of no debris & outside light are set on timer correctly, and light bulbs replaced cannot let any of this go, due to residents safety. Adherence to all Fair Housing Laws Pool checked every day the chemicals, water in pool is enough, fill up to where it should be, do sign in sheet every day on Pool Sheet the checmical measurements, and washing down pool area keeping clean, especially when Summer comes for all residents to enjoy. (We will follow what the county & city say about setting up for summer) due to Covid 19 We will supply PPE masks, shoe coverings to go into apts; also someone that can quickly do their tasks whether its turning a vacant / MO'd unit or doing work orders. Kinda perfect candidate would be; to know a little bit or more about everything, like a contractor does. and a must not getting into units and gossiping with tenants; this cannot be done at any level. We need down to earth, kind spirit with a professional attitude.
