WHAT WE NEED: Dynamic Property Management firm is seeking a Maintenance Supervisor to manage the Maintenance staff and will oversee all general maintenance repairs, apartment make-readies, preventative maintenance, and construction or renovation projects for the communities. OUR EXPECTATIONS: Oversees job duties of Maintenance Team, sets goals, monitors performance, motivates, mentors and adheres to policies while creating a sense of teamwork Researches and evaluates all current and potential products and services Maintains all company vehicles, and all other machinery and tools owned by the property and responsible for safety area in shop, ensuring compliance Schedules and supervises all in-house and/or vendor work Controls inventory, ordering and delivery of approved supplies and equipment Ensures OSHA standards and company safety policies are complied with at all times Responsible for 24-hour response to service requests and after-hours emergency maintenance Schedules, performs and records preventative maintenance Responsible for maintaining curb appeal on a daily basis Organizes, prioritizes and ensures service requests and repairs are made accurately Maintains professional and timely communications with residents Attends resident functions, creating a sense of community with staff and residents to ensure customer satisfaction and resident retention Ensures apartments are ready for new residents Participates in creating operating maintenance and capital budget; controls expenses and meets budget expectations along with metric goals set on a weekly, monthly and annual basis Set employees goals, objectives and develop staff to maximize their potential Supervise and monitor staff performance including performance reviews Provides daily updates to the Property Manager QUALIFICATIONS: A minimum of 3- 5 years’ experience as Maintenance Supervisor Must possess an extensive working knowledge of all aspects of multifamily property maintenance Proven experience managing staff and multiple projects Demonstrate proficiency in working with Microsoft Office Suite to include Outlook, Excel, software/database, and several social media outlets Ops Technology and RealPage software is a plus Must be able to t work weekends/holidays in an emergency situation Excellent leadership, communication, and organizational skills Ability to prioritize, meet deadlines, and work in a multi-tasking work environment We Offer the Following Benefits: $500 Sign On Bonus Subject to Applicable Terms Medical, Dental, Vision and Prescription Coverage Flexible Spending Accounts 4 Weeks Paid Parental Leave 4 Weeks Paid Pregnancy Leave Paid Time Off (PTO) Company Paid Holidays Employer Match 401(k) Plan Short Term Disability Insurance Long Term Disability Insurance Life and AD&D Insurance Employee Assistance Program Group Legal Plan Pet Insurance
