Description: Ensure the efficient turn of units providing quality work yet being cost minded. A qualified Make Ready Technician should own a basic set of paint equipment, a basic set of hand tools, as well as drywall tools. The Make Ready Technician plays a key role in attracting qualified tenants. Responsibilities: The sole responsibility of the Make Ready Technician is to provide quality “Made Ready” units for the office to lease. Make Ready Day-To-Day • When a unit is newly vacated and approved by the Manager the Make Ready Technician, with assistance from the porter if necessary, will trash out the unit. • The unit should be fully trashed out before any Make Ready work starts. • At this point the Make Ready can begin using company procedures • All nails should be removed and holes filled caulk. • Take a brief inspection of the apartment and look for baseboards or cracks that might also need caulk or drywall repair. • Paint all surfaces required • PROFICIENT IN DRYWALL/SHEETROCK REPAIRS • Service appliances • Change/Check door locks • Replace light bulbs as needed • Troubleshoot all appliances within the apartment • Utilize the Make Ready checklist • Satisfy Service Requests (work orders) following company policy • Enters unit in an efficient manor yet at a time that please the resident • Make necessary repairs in a cost effective but thorough manner • Leaves the unit in a cleaner state than when arrived. • Make a brief inspection of the unit while present (cleanliness, pets, # of occupants etc…) • Leave documented door hanger of work performed or status of unfinished work • Preventative Maintenance · • Make regular inspections of the grounds checking for defects in any manner • Make repairs or replacement to structural defects with the approval of the Maintenance Supervisor Emergency Maintenance · • When designated for “on call” you are to respond to the after hours emergency calls. · • Keep accurate log of time spent on calls after hours with detailed list of repairs that were made. · • Follow all company procedures and represent Precision Equity as a respectable employee. Miscellaneous Duties · • Assist in maintaining inventory of supplies and company tools. · • Pick up trash around the property when necessary. · • Report all needed repairs to the Maintenance Supervisor. · • Assist in any other form of maintenance directed by the Maintenance Supervisor. Requirements: • High School Diploma · • Painting and/drywall experience · • Reliable transportation · • Must own a basic set of tools · • Can live on site if required · • WILLING TO BE IN ON-CALL ROTATION • Basic knowledge of electricity, plumbing, painting, drywall work, and carpentry · • Demonstrate good safety habits · • Having the ability to interact well with a wide range of people Once you become a member of the team we will provide you with: • Paid Vacation · • Paid Holidays
