Mid-sized apartment complex looking to fill an On-Site Maintenance Technician position. Compensation includes free garage storage, rent credits, generous PTO plan, and paid holidays. Maintenance Technician Compensation: Based on experience - $15.00-$20.00/hour + Benefits Employment type: full-time Company Conformance Statements In the performance of their respective tasks and duties, all employees are expected to conform to the following: • Perform quality work within deadlines with or without direct supervision. • Interact professionally with other employees, residents, and suppliers. • Work effectively as a team contributor on all assignments. • Work independently while understanding the necessity for communicating and coordinating work efforts with other employees and organizations. The Maintenance Technician is responsible maintaining the physical needs of the property which includes service requests as well as following the preventative maintenance schedule for the property. Responsibilities/Duties/Functions/Tasks 1. Responsible for preventative and corrective maintenance in vacant and occupied apartments, common buildings, equipment, and pools. 2. Completion of service requests within 24 hours, except emergencies. 3. Prioritize maintenance requests based on urgency and the potential of further damage. 4. Ensure that the curb appeal of the property is maintained at all times, including the path to the models and office. 5. Assist in maintaining the proper inventory by alerting supervisor/office when current stock is depleted. 6. Keeps storage and shop areas in a neat, well-stocked, clean, organized manner. 7. Continue the maintenance operation in the absence of supervisor. 8. Participation in a seven (7) day 24 hour rotating on-call schedule for emergency after hour calls. Qualifications • Ability to work weekends, evenings, and flexible hours in an emergency situation. • Demonstrate a high proficiency and understanding of systems such as HVAC, plumbing, electrical, mechanical, and code compliance. • Possess an understanding of OSHA, EPA, and life safety regulations • Possess or be willing to get a minimum of EPA Type 2 Certification • Strong interpersonal and communication skills
