Looking for a full-time maintenance supervisor to join our team that will work between 2 apartment communities in Marion, NC and Morganton, NC. Ideal candidate must be self- motivated, excellent communication skills, positive attitude and strong work ethic. Punctuality and dependability are required. Job will be full time and starting salary will be dependent upon prior experience. This job description is intended to provide you with a guide as to your primary responsibilities and duties as a Maintenance Supervisor on a day-to-day basis. It is not intended, however, as a procedure or "how to" manual. Your individual Property Manager will provide you with standard operating procedures. Under the direction of the Property Manager and Regional Property Manager you are responsible for the physical maintenance, repair and appearance of the complex. Your normal duties and responsibilities include, but are not necessarily limited to the following: Maintain excellent curb appeal for property at all times. Landscaping which includes mowing, weeding, edging, shrub trimming, tree pruning and mulching as needed etc. Keep property free and clear of trash and debris on a daily basis. Clean and paint vacant apartments as specified in Maintenance Policy Handbook. Remove or coordinate removal of ice and snow from sidewalks and parking lots during winter if needed. Daily ensure that laundry room, community areas and community room are checked and cleaned as needed. Maintain and perform preventative maintenance schedules with regard to HVAC filter changes and safety equipment throughout property. Accompany pest control technician quarterly and maintain logs. Inspect and service all maintenance equipment. Keep accurate updated logs of all equipment. Inspect all buildings and apartments on a regular basis as directed by property manager. Make purchases necessary to complete maintenance and repairs specified. Maintain small inventory of replacement parts in the maintenance area. Advise Property Manager and Regional Property Manager whenever outside contractors are needed. Address and resolve basic carpentry, electrical, plumbing and appliance repair issues. At end of every work day completed work orders must be submitted to the property manager. At the end of each week completed timesheet must be submitted. Additional requirements are a valid driver’s license, dependable transportation as well as clean criminal record. Must be available for on-call emergencies.
