The property/maintenance manager position would be in charge of 3 properties (1 residential, 1 commercial and 1 mixed use) and would average about 20 hours per week, with flexible hours, schedule, and status (1099 or employee). Possibility for health benefits after a period of time. We have a list of things that need done on all 3 properties so it might be more hours to start. The manager position requires knowledge of building systems, hands-on construction experience, basic computer and office skills, and ability to interact with people, respond to inquires and maintenance requests, manage projects, and monitor work by sub-contractors. Starting salary of $16-20/hour DOE. A comprehensive job description is attached. I am open to making reasonable modifications to the duties, number of hours and/or schedule for the right candidate. Job expectations Communicate regularly with owner both verbally and in writing regarding property and tenant issues and concerns. Communicate urgent concerns immediately to owner and discuss new issues and review status of outstanding issues with owner at least once a week. Keep Maintenance Request Log up-to-date. Janitorial, grounds maintenance and landscaping; Graffiti abatement, and immediate clean-up of such hazards as broken glass and acts of vandalism; Maintain roofs, scuppers, drains and gutters free of debris and obstacles Comprehensive start-of-season start-up and end-of-season shut down and on-going service, maintenance and repair of ACs to ensure they are in good working order Maintain lighting, electrical and plumbing fixtures in good working order, replacing light bulbs and repairing clogged and running toilets and minor drips and leaks at plumbing fixtures in a timely manner; Produce, install and maintain notices, signage and identifying labels Monitor and adjust thermostats and adjust dampers in supply registers to maintain desired temperature and circulation, increase efficiency and reduce waste; Replace filters for all HVAC units as needed (estimated to be every one to three months depending on use); Prune trees to prevent scraping on building walls, parapets and roofs and prune and trim all landscaping elements as appropriate; Obtain annual inspections for fire extinguishers, fire alarm system, termites, backflow prevention devices, and other building components or systems as required by law; Coordinate with third party vendors or contractors to complete other maintenance and repairs, including locksmith and rekeying services, trash collection, roof maintenance and repair, electrical, plumbing, HVAC (including annual service of all units), annual termite inspection and treatment as needed, and other preventative maintenance and necessary repairs and minor tenant improvements as needed or requested. Respond to, troubleshoot and/or forward to owner as appropriate, any and all inquiries, complaints and concerns Requirements Possess a good understanding of the operation of building components and systems and basic troubleshooting skills. Knowledge of a variety of skilled labor and construction skills Ability to ascertain the general condition of building components and systems and estimate appropriate timeframes for performing preventative maintenance. Ability to read and comprehend basic drawings and blueprints, operating manuals, product literature and application instructions for materials and products in use or to be used at the property. Ability to communicate clearly and effectively both verbally and in writing. Proficiency in use of a computer, copier, scanner, printer, camera, and basic office software including Microsoft Word and Excel. Own and maintain a reliable car, mobile phone and home computer with a working internet connection and email account. Ability to work with minimal or no supervision, assimilate and comprehend desires and directives from Owner by phone, email and in person, and implement effective strategies to achieve results within appropriate parameters of quality, time and budget. Ability to organize, prioritize, and keep track of multiple issues requiring attention, and to communicate these in writing to Owner as needed. Ability and desire to take responsibility and initiative for issues as they present themselves. Possession of a good work ethic, an ability to form and maintain positive working relationships and to accept constructive criticism, a desire to learn and increase job skills. Experience working in health care (specifically mental health care) facilities a plus.
