Maintenance Technician Diagnoses and performs minor and routine maintenance/repair, as directed, involving the following on a daily basis: Assists in keeping grounds & property neat and free of litter. Sweeps, cleans, shovels, power washes and picks up trash as circumstances warrant. Inspects and helps coordinate all needed make-ready repairs and services. Change locks, rekey and make keys. Report all major repairs and needs to Maintenance Lead and Manager prior to any expenditure of funds. Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in liens, moving abandoned furniture, appliances, etc, to dumpster when necessary. Be knowledgeable of inventory levels of spare parts and supplies; weekly inform Maintenance Lead of shortages. Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC Performs any additional duties assigned by Maintenance Lead or Manager. Duties include performing various maintenance repairs in electrical, plumbing, pool, masonry, carpentry, painting, building exteriors, and appliances Responsible for 24-hour emergency maintenance – Shared responsibility w/ Lead Maintenance Must be EPA or HVAC Knowledgeable and skilled in safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices. Constant need to be on feet (66%-100% of time) Constant need to perform physical activities (66%-100%) time to bend/stoop/squat/kneel, climb stairs, push or pull, reach above shoulder, climb ladders, grasp/grip/Turning, finger dexterity Constant need (66%-100%) to write inventory maintenance, requisition requests, required maintenance reports Lifting/carrying supplies, replacement parts, ladders, etc over 150 lbs (less than 1% of the time), 75-150 lbs (1%-33% of the time, 25-75 lbs (33%-66% of the time) and 1-25 lbs (66%-100%) of the time. Lifting and carrying of weights exceeding 50 lbs is often accomplished with assistance from one or more persons.
