Job Description SUMMARY Technicians perform the various maintenance duties and service requests requiring technical skills which ensure the visual and operational integrity of the structures and the property of the Geddes Lake Condominium Association. In addition, Maintenance Technicians are expected to support the goals of the Association. ESSENTIAL DUTIES AND RESPONSIBILITIES A. Maintain buildings, structures and infrastructure elements on the site, to optimum levels including: 1. Perform building repairs which technician is specifically competent to perform such as wiring, electrical or electronic components, pipe systems, plumbing, siding, etc. 2. Respond to work orders. 3. Maintain open communication with Property Manager. 4. Paint and caulk as needed. 5. Clean gutters 6. Maintain the site lighting system. 7. Maintain the street signs. 8. Street repairs. 9. Re-key of locks. 10. Water shut-offs. 11. Re-screen of doors and windows. 12. Site-wide deliveries. 13. Maintain and repair the pool equipment, as needed. 14. Monitor pool and spa chemicals daily and maintains log books as required by the health department, if applicable. 15. Advise the Property Manager of the need for tools and supplies. 16. Advise the Property Manager of any potential problems seen in routine daily operations. 17. Operate and maintain machinery or equipment including diagnose malfunctions and perform repairs. 18. Record type and cost (hours and supplies) of maintenance or repair work. 19. Store, maintain, and repair tools and supplies. 20. Maintain and clean the sheds, Maintenance Office and maintenance yard. 21. Maintain and repair equipment and vehicles. 22. Assist in Geddes Lake Annual Safety Inspections. 23. Assist in snow/ice removal operations. 24. Serve in the regular “On-Call” rotation. 25. Assist in maintaining security on the site, as needed. 26. Attend the Annual Meeting. 27. Be aware of and support GLCA goals, objectives, policies, and expectations for work on the site. 28. Become familiar with the Geddes Lake House Rules and Maintenance Matrix 29. Assist the Property Manager in the enforcement of the House Rules, as needed. 30. Attend training classes. 31. Other duties as may be assigned QUALIFICATIONS The ability to communicate clearly with the Co-owners, residents and other staff members. General maintenance skills including but not limited to: light plumbing, light electrical and carpentry. To perform this job successfully, an individual must be able to perform essential duties satisfactorily. The following qualifications are representative of the knowledge, skill, and ability required. EDUCATION AND EXPERIENCE A High School diploma or general education degree (GED), and some experience in carpentry, plumbing, wiring, painting, pool operations, landscape and grounds are minimum requirements. Practical training, skills and experience in a wide range of property maintenance functions are helpful. LANGUAGE SKILLS A candidate must have the ability to read, interpret and make sound judgments about documents such as safety rules, operating and maintenance instructions, procedure manuals, blueprints and utility drawings, building plans, financial statements, contractors proposals, planting plans, site maps, etc. A candidate must be able to write reports and correspondence, and must be able to communicate technical and financial information accurately and effectively. He or she must be able to speak clearly. MATHEMATICAL SKILLS In order to estimate projects or make judgments on proposals, a candidate must be able to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, areas, circumferences, and volumes, and be able to apply basic principles of algebra and geometry. REASONING ABILITY A candidate must have the ability to do work in a wide variety of building maintenance and grounds care functions. CERTIFICATES, LICENSES, REGISTRATIONS A valid driver’s license and a good driving record are required. Pesticide license if applicable. Certified Pool Operator if applicable. OTHER SKILLS AND ABILITIES A positive, energetic, physical work ethic is critical to the ability of a Maintenance Technician to perform satisfactorily at Geddes Lake (the site is large and in need of much attention). A candidate may be required to pass a physical examination, and may be required to pass a written test of basic capabilities. He or she should be able to operate computer hardware and software programs, in the context of site mapping, building and structural data, and management records. A candidate will have demonstrated at least some ability to establish and maintain effective working relationships other people. A candidate will be able to interpret and then accomplish GLCA goals and objectives within available budgets, and will subscribe to GLCA policies and rules. A candidate will show ability to establish teamwork and professionalism among employees. PHYSICAL DEMANDS The physical demands described here are representative of those that must be met by an employee to successfully perform the essential duties of this position. While performing the duties of this job, an employee is required to stand, walk, use hands to finger, handle, or feel objects, tools, or controls, and talk and hear. The employee is required to reach with hands and arms. The employee is required to sit, sometimes for several hours. The employee must squat, stoop or kneel, reach above the head and reach forward. The employee continuously uses body strength to grasp and use tools, handle loaded shovels, climb ladders and equipment, get in and out of vehicles. The employee will bend or twist at the neck and trunk, even while lifting, more than the average person. The employee will often expend considerable physical effort. The employee must frequently lift or move objects up to 50 pounds. Occasionally, the employee must lift or move up to 90 pounds. The employee will sometimes push or pull items such as wheelbarrows filled with soil, plants on carts, etc. The employee will be expected to paint, accomplish minor carpentry, plumbing, and wiring projects, and help maintain the pool systems. An employee in this position will be required to have close vision, good color vision, peripheral vision, depth perception, and the ability to adjust the focus of their eyes for these purposes. WORK ENVIRONMENT The work environment characteristics described here are representative of those an employee encounters while performing the essential duties of this position. While performing the duties of this job, the employee regularly works outdoors and will occasionally work indoors. The employee will work near or will operate moving, mechanical equipment. The employee may occasionally work with toxic or caustic chemicals such as petroleum products, degreasers and sprays, non-household dust and some pesticides. The employee must be able to meet deadlines with time constraints. The employee will often work alone, and will occasionally work irregular or extended hours.
