Property Management is seeking a full-time experienced Maintenance Tech for our Sheridan Apartments. Our Apartments are located in Sheridan, Oregon – bordering the South Yamhill River with just a few minutes from Spirit Mountain Casino, McMinnville, and Lincoln City. The successful candidate will be able to perform the following: Apartment turnover maintenance, including painting and touch up Communicate successfully with your community manager – beginning, middle, and end of shift Clean common areas Drywall repair/patching Install ceiling fans, dishwashers, garbage disposals, and faucets Repair tile/grout Repair items in units such as, but not limited to, toilets, doors, faucets, and appliances Troubleshoot water heaters/thermostats, reset and replace Complete unit to unit inspections per supervisors request Meet with supervisor to coordinate service requests and turnover progress Conduct pre-move out inspections with supervisor Unit to unit inspection of every unit annual or bi-annually at supervisors request Property safety inspection Remove/replace a deck board Remove ice/snow as needed Respond to emergency calls Respond to residents maintenance requests provided by the office staff in a timely manner Essential Functions/Major Responsibilities: Ability to work evenings and weekends for emergencies Sit, bend, stand, and use stairs Push/pull items including dumpers and appliances Carrying items up/downstairs – lifting at least 50 pounds Daily upkeep of all common areas as needed, i.e, trash removal in office, litter pick up, cleaning of garbage enclosures Driving On-call for emergencies Paint/maintenance of vacant apartments to pass through inspection by management Use of hand tools and power tools Requirements: Valid driver’s license, insurance, and reliable pick-up truck or similar vehicle High school diploma or equivalent Basic knowledge of Oregon Landlord/Tenant Laws Understanding of Federal, State, and Local Fair Housing Laws At least 1 year of property management experience Lead paint certification required within the first 120 days of employment Must have your own tools to perform duties Recommended hand tools: (Hand tools not provided by employer) Hammer, screwdrivers, pliers, level, tape measure, caulk gun, drywall tools, cordless drill, and circular saw Weekly Schedule: Monday – Friday 8:30AM – 5:00PM w/ 30 minute lunch On-call emergency rotation Benefits: $15.50-17.00/HR Depending on experience Performance-based bonuses (earn a potential bonus up to an additional $100.00 a month) 20% Rent discount (If you choose to live on-site) permitted after 30 days of employment Medical/dental/FSA/PTO eligibility after 60 days Simple IRA after 1 year with company match Screening prior to a job offer: Background/Credit/Driving/Drug (Testing positive for THC alone will not disqualify an applicant for consideration) If you would like to join our fun, talented team that will offer you the tools and support to succeed, please do so by submitting your resume and cover letter to the email listed in this posting.
