Job Summary: A Maintenance Technician is responsible for all building related maintenance, and to ensure that all systems are operated to industry standards, all property assets are consistently maintained to the highest level and all legal and code mandated Life Safety operating requirements /criteria are adhered to. In addition, the Maintenance Technician is responsible for providing repair and maintenance of the apartment units, property, equipment and grounds as directed by On-Site Manager Reports To: On-Site Manager / Board of Directors Primary Duties and Responsibilities: (essential job functions)  Supervise all engineering, plumbing, electrical and maintenance activities to ensure the highest quality of workmanship, maximum efficiency in production, respecting and adhering to all safety standards at all times.  Works with On Site Manager in the establishment, implementation and oversight of Life Safety and other emergency related procedures and/or training for all personnel, including tenants, staff and on-site 3rd party vendors.  Coordinate inspection and certification of all Life Safety systems and equipment as required by local ordinance.  Oversee activities of outside contractors performing maintenance/repair/renovation and/or operations of/or to the facility/fixed assets.  Able to perform HVAC systems minor repairs, valves, gauges, supports and supervises major repairs and replacements.  Perform walk through/visual inspections of entire property and provide report to On-Site Manager daily  Establish schedules for and oversee performance of all preventive maintenance activities. Ensure records of all maintenance/repairs performed as required by corporate policy and/or legal mandate are accurate and up to date.  Identify owner request tasks and work assignments to insure timely and efficient completion of all requests, including a description of what was done, supplies used, and date completed.  Coordinate preparation of annual ADA compliance checklist.  Maintain open communications with General Manger and On Site Manager to ensure timely response to operational needs.  Updates On Site Manager with all maintenance and/ or unit service request related operations as necessary.  Access Buildinglink and any other program (as directed by On-Site Manager) to check work order requests. Update invoices on Building Link  Maintain property uniform ensuring professional appearance and attitude.  Maintain inventory of tools, equipment and supplies, including preparing orders for parts and equipment for approval by On-Site Manager  Ensures workshops, storerooms, utility and mechanical rooms are maintained in a clean and orderly condition.  Assists in snow removal, landscaping, pest control, and any other related service at the property as requested.  Provide repair and maintenance of the apartment units, property, equipment, and grounds as directed by On-Site Manager  Work cooperatively with Onsite Manager and Board to provide excellent customer service to all unit owners, ensuring all owners are treated fairly and equally.  Assumes responsibility for after –hours emergencies (on-call) at the direction of the On-Site Manager  Other duties as assigned Job Specifications: Knowledge/Skills & Abilities:  Knowledge of plumbing, painting, drywall, HVAC, other systems and pool equipment  Ability to learn from outside professionals  Ability to prepare Request for Proposals from vendors, at your own discretion and as requested by On-Site Manager  Effective management, leadership, organizational and communications skills  Ability to work flexible schedule to include weekends and holidays  Working hours at 8am-4pm or 10am-6pm. There should always be a maintenance technician onsite during those hours. Breaks and lunches should not be taken at the same time. Physical Requirements:  Able to stand for long periods of time (8 hours or more per day). Must be able to perform the following physical activities: 1. Bend/Stoop/Squat Kneel: Perform routine maintenance duties. 2. Climb Stairs: Access on floors other than ground level. 3. Push or Pull: Perform routine maintenance duties. 4. Reach above Shoulders: Perform routine maintenance duties. 5. Climb Step Ladder: Perform routine maintenance duties. 6. Grasp/Grip/Turning: Perform routine cleaning duties. 7. Lifting/Carrying: Supplies, tools, and other equipment over 50 lbs. Working Environment:  Both indoor and outdoor in all kinds of weather conditions.
