POSITION SUMMARY: The Maintenance Supervisor is responsible for the maintenance of a high rise property. He or she performs daily maintenance of the building and grounds (excluding landscaping), and the coordination of maintenance of those building mechanical systems serviced by trade specialists (pool, HVAC, elevators, domestic water, life safety systems), reporting conditions and any issues to the Community Association Manager. ESSENTIAL RESPONSIBILITIES: • Responsible for overall maintenance and physical appearance of interior and exterior of property. • Completes a daily walk-through of property to ensure an aesthetically pleasing environment with fully functioning equipment and amenities. • Provides reports to Community Association Manager detailing property condition, safety issues and any other noteworthy items. • Responsible for stocking, ordering and organizing an inventory of parts, supplies and materials. • Maintains a safe work environment while performing all responsibilities and follows OSHA safety procedures. • Assists the Community Association Manager in updating a preventative maintenance program for the building. • Executes the maintenance work schedule provided by the Community Association Manager, including: • Painting or touch-up of all common areas, as needed. • General carpentry, electrical, plumbing and mechanical and other minor building repairs, providing trade licensing or certification is not required to undertake the job. • Pressure washing of the pool deck, sidewalks, pavers, entranceways and other areas to maintain cleanliness. • Blowing off walkways and parking areas to remove debris and maintain a neat appearance. • Responds to emergencies in the building as needed, and is on-call 24/7 for emergencies. Trains for and works in conjunction with other staff members to implement the Hurricane Preparedness Plan for the property. • Communicates to the Community Association Manager as soon as possible the status and outcome of any emergency. • May be assigned other duties by Community Association Manager. SKILLS, KNOWLEDGE & ABILITIES REQUIRED: Education/Training/Certifications/Licenses: High school diploma or equivalency required. Valid Florida Driver's License required. Experience/Knowledge/Skills: Requires a minimum of three (3) years of general experience in the building trades, repair or maintenance work. Computer literacy: Basic command of computer hardware/software is required: Microsoft Windows, Word and Outlook. Language requirements: Effective written and verbal communication skills. Travel and availability requirements: May be required to infrequently travel for training sessions off-site, on an as needed basis. Ability to work extended or weekend hours if special situations or emergencies arise. Physical Requirements: Ability to lift 50 pounds, following appropriate safety procedures. Work in an upright standing position for long periods of time. Crawl in small and tight spaces. Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain). Walk and climb stairs. Handle, grasp, feel objects and equipment. Reach with hands and arms. Communicate, receive and exchange ideas and information by spoken and written means. Ability to quickly and easily navigate property/buildings as required to meet job functions. Repeat various motions with wrists, hands and fingers. Ability to detect auditory and/or visual emergency alarms. Driving a motor vehicle, when necessary. Ability to climb ladders and work at heights above ground level (maximum 12-16 ft). The proportion of indoor to outdoor work will fluctuate. May be exposed to weather conditions such as heat, cold or rain while working outdoors.
