Construction Superintendent for local business, Avila Contracting, LLC, an Apartment Contracting and Construction Servicer Employment type: full-time Requirements • Ability to easily navigate between Spanish and English • Eagerness to learn, improve upon and take on new duties • Minimum of 5 years experience in the construction industry with managerial experience preferred. MUST have a broad skill set, including reading blueprints, performing drywall repairs, framing, foundations, basic electric, basic plumbing, roofing, finishing, etc. • Must be a leader, ability to manage people with minimal conflict is a must, while still being able to be firm and enforce efficiency and Avila Contracting quality on the job. • Current working knowledge of, or ability to comprehensively learn building codes and inspection requirements • Knowledge in basic accounting, budget estimates, scheduling and accountable for identifying and aligning all required resources to execute construction related activates. • Driver’s License with good driving record Job Description • Maintain positive relationships with customers, contractors, suppliers and other field personnel. • Must know how to efficiently and professionally distribute work load and responsibilities. • Must be able to problem solve issues that come up on the job. This requires a broad skill set and creative mind to work around unexpected complications. • Will need to drive from job to job. • Will need to make purchases when necessary, knowing what hardware is required for a given job. • Coordinate and supervise all construction related activities of ongoing projects • Oversee the scheduling, delivery & use of materials, the quality of work, worker productivity & compliance with building/safety codes • Enforce safe work habits and observe OSHA and other local regulations • Prepare and maintain construction schedules, problem solve any discrepancy that may develop • Keep job logs for daily activities • Maintain safe, clean and compliant job-sites. • Track & control construction costs against the budget in order to avoid cost over-runs • Schedule and manage subcontractors and subcontractor relationships in order to meet client deadlines. • Schedule and obtain necessary building inspections as required. • Maintain clean and safe jobsites and make contractors responsible for daily clean-up. Leadership • A good listener and able to be helpful in conflict resolutions between employees, other trade contractors, material suppliers and any other agencies should it be required. • Involvement with managerial oversight of apartments, maintaining customer relations as a top priority. • Capacity to handle a variety of ongoing projects at different stages of construction • Establish and maintain professional working relationship with property owners, managers and maintenance supervisors • Inspect each job prior to turning over completed project to client making sure it is complete, clean and meets Avila Contracting standards. • Other duties as assigned
