Hi! I'm looking for licensed and insured contractors to bid on two projects. There should be enough description and photos here for you to provide a rough estimate at least. If not, I'd be happy to provide more information. Please do NOT respond and say you need to visit the house first. I've had enough contractors who say all the pretty words up front, come look at the projects, then give me really high quotes... or never send a quote at all. Project 1: Add drywall (I'm thinking 1/4") all around a room, including the closet. See the first four photos. Job includes hanging, taping, and mudding the seams to a smooth surface; no texture or painting needed. The room is 16' long (including 2' for closet) and 11'10" wide. Height is 11'7" next to the beam and 8'5" at the low end. There will be 1x6 trim boards along the top of the two end walls, so you shouldn't need to worry about any seams at 8' height on those walls. Project 2: Remove all popcorn texture, then prep and paint the ceiling. In total there is popcorn ceiling over about 1,200 sqft of floor space. As far as I can tell, the popcorn was never painted. See photos showing some of the areas. The high point of the living room ceiling is about 16 ft from the floor. One photo shows a closet area where some drywall needs to be added. All floors and walls will need to be protected (furniture has been moved out). Possible alternative: I've had a suggestion of installing tongue-and-groove flooring panels over the ceiling. Sounds like it will be costly but if that's something you do, I welcome a rough estimate for that as well. Thank you! As I mentioned, feel free to ask for more information or photos. There are a few other smaller projects that could be added, based on how budget works out.
