DESCRIPTION OVERVIEW The Groundskeeper/Janitor is responsible for maintaining the grounds and exterior of the property in an attractive and safe condition, and to maximize curb appeal according to company guidelines. In this role, you assist the leasing staff in achieving overall occupancy goals and in resident retention by providing a quality, safe living environment for the residents. ROLE RESPONSIBILITIES The responsibilities listed below are not all-encompassing. Other related duties may be assigned. Essential duties are designated with an asterisk. -Contributes to the curb appeal on a daily basis, ensuring a pristine community presentation including models, tour path, amenities, vacant ready apartments, leasing center and offices (where applicable) Strives to meet or exceed Friedman Five Star Performance Metrics goals set on a weekly, monthly, and annual basis -Maintains property appearance to meet or exceed FRG standards -Removes litter from grounds, community office, model, amenity areas and common areas -Cleans dumpster areas, trash termination rooms and trash chute rooms daily -Provides touch-up paint to signs, posts, and other areas of the property -Ensures that resident laundry centers are attractive, well lit, and free of trash and debris -Ensures that amenity areas are neat and free of trash and debris -Custodial duties including sweeping, mopping, vacuuming, dusting and removing trash -Blows leaves from sidewalks and parking lots -Paints curbs -Weeds flower beds throughout the property -Assists team by offering support for community functions -Spreads salt in common areas and walkways as directed by management -Responsible to adhere to all safety policies POSITION REQUIREMENTS QUALIFICATIONS -High School Diploma or equivalent preferred -Verbal communication skills -Ability to work in a multi-tasking work environment -Willingness to maintain a flexible work schedule LOCATION Eldorado Court Apartments Prospect Park, PA FULL-TIME/PART-TIME Full-Time SHIFT -not applicable-
