Full-Time Live in Superintendent Overview: This opening is for a Live-In Residential Building Superintendent. The super must provide cleaning and maintenance services daily for a 76-unit residential cooperative in Kensington, Brooklyn. This is a full-time position and includes free housing and union benefits. Super must live full time at the building, perform cleaning duties everyday, and make repairs for residents. Duties: -Gather garbage from all the floors and compactor, bag recyclable waste and break down furniture waste. Call Sanitation for special pickups as needed - Take all garbage and recycling to curb on Wednesday evening, Garbage on Sunday evening - Wipe down laundry machines and remove lint from dryers - Mop floor of laundry and bathroom (clean sink and toilet as needed) - Mop hallways in all garbage rooms, lobby, elevator and back entrance - empty water and prepareclean water to mop lobby - you may need to use two clean buckets - Clean the elevator and the front doors - Sweep the walk leading to the building as well as sidewalk and/or hose it down - Check the garage for garbage, notify management if garage door is broken - Make sure roof is locked and lock the back door in evening - Check the boiler and make adjustments that are necessary - vacuum halls (usually Monday and Friday, unless spills or dirty footprints appear - will need to do it more often) - Check yards and make sure no weeds are growing - Water the plants in the lobby, twice a week - Maintain the supply/garbage room in a neat and orderly fashion (no clutter or personal items) - Check drains on garage roofs to see if they are blocked - clean out leaves/hose down as necessary - Check bins in the garage for clothing and electronics - call for pick up as needed - Mop the stairs, clean bannisters on the stairs - Change light bulbs, clean out ceiling lights from dust/debris - Clean bay window, open window on hotter days for ventilation - super must check on supplies before they run out. Place orders for necessary supplies (management has account set up) - Tape up notices from management (state/city compliance notice, memos for resident communications, laundry room closures) Successful candidate will demonstrate professionalism and courtesy to residents and management. Superintendent must respond to resident work requests (ex: toilet repairs, emergency water leaks). Superintendent will need to provide access to outside vendors, real estate agents, and construction workers. Long-term career position for the right person.
