MAINTENANCE MANAGER / WORKER APARTMENT BUILDINGS PLUS PRIVATE ESTATES We are currently looking for a full-time maintenance manager to both oversee, manage, and work on our apartment properties as well as private estates for our Property Management Company. We are a small company with about 100 units, and 45 acres of estate lands. We are developing 74 units of new property to open in 2022 and another 78 units in 2023. Because we are small the positon needs to be both a manager, a detail person, and purchasing person, a coordination person, and a worker of maintenance items. Because of that this position also allows upward mobility and ability to grow within an expanding real estate company, especially because you will be working for the owner of the real estate. We self-manage all our own properties. We are located in downtown Tacoma and all properties we own and manage are in the downtown area and private estates in Gig Harbor area. We are looking to hire maintenance staff to perform routine maintenance on the properties we own. Typical duties include the list shown below. Apartment Duties include: 1. Driving to each property daily to inspect properties to ensure no garbage has accumulated either inside or outside the property, removing garbage as necessary. 2. Coordinate with Property manager for when units are being vacated in order to perform turnover inspections to assess the unit for repair work needed and to itemize those costs of work needed. 3. Once units are vacated to inspecting the unit to ensure all systems are working properly and if not to repair them so they are. 4. Generally ensure the properties are in good working order in every respect. 5. Be a self-starter to know what work needs to be done without having to be told. 6. Once work is identified and communicated to the property manager and the work is approved to proceed, such work might include the following: a. Replacing sinks, toilets and fixing plumbing leaks b. Drywall and ceiling patch c. Plaster patch d. Performing apartment turnovers e. Some knowledge of Appliance repair on: Refrigerators, Dishwashers, Stove/Oven (gas and electric), electric heaters, coin-op washers/dryers f. Keep an inventory log and purchase supplies when necessary within a budget g. Yard work including gutter cleaning, mowing, raking, general upkeep h. Painting, interior and exterior i. Cleaning turnovers and common areas, and trash pickup j. Electrical knowledge k. Re-key locks l. Replace light fixtures, globes and light bulbs m. Knowledge of power, water and gas turn-offs n. Good communicator with tenants, supervisor and vendors using computer, verbal and written skills. 7. Be available on call for emergencies 24/7 and willing to respond when necessary. Private Estate Duties Include: 1. Yard work or oversee a temporary hired assistant doing yard work 2. Use of equipment on properties, tractors, excavators, trucks etc. 3. General oversight of buildings on estates, and working with vendors for repairs as needed 4. Keeping supplies available on properties 5. Painting 6. Plantings 7. General assistance to owners Qualification, in order for consideration: 1. Desire some experience in apartment property management. 2. Must have some experience in construction and repair work. 3. Valid driver’s license and insurance. 4. Must own a truck to use on the job. 5. Must have own tools for use on the job. We may provide lawn equipment’s, but it is desired a person of this level experience will have own tools for other duties. 6. Must have good references from past employers. 7. Must be dependable, reliable, fast worker, and provide a high quality of finished work. 8. More than all the above, person must be meticulous and detailed. Attention to detail is required, and person who is detail oriented, and organized, and can produce paperwork to keep track of work efforts and duties, is a requirement, in order to satisfy owner needs. Position offers paid medical insurance, paid vacation, paid holidays, paid sick leave, and salary range of $40,000 to $65,000 depending upon experience and capability.
