Fairways and Prestonwood is seeking an Assistant Maintenance Technician for our beautiful apartment community in Dallas, Texas. Key responsibilities for the role include (but are not limited to): Completing all work orders assigned by the Maintenance Supervisor and/or Property Manager in a timely manner Monitoring and maintaining all building systems as assigned Completing grounds work as directed by the Maintenance Supervisor Picking up trash, sweeping curbs and dumpster areas, and maintaining common areas Implementing safety standards that comply with company, local, city, state, and federal guidelines Maintaining a professional and courteous tone with residents, vendors, contractors, and co-workers Turning vacant units as quickly as possible while demonstrating quality workmanship Cleaning common areas according to the site maintenance schedule, or as frequently as needed to satisfy community standards Ensuring grounds are free of debris, removing and properly disposing of rubbish Rotating 24-hour emergency on-call coverage with the Maintenance Supervisor Must be able to report to work within 30 minutes during designated on-call hours Keeping the workshop, utility room, and mechanical rooms clean, orderly, and free of potential hazards Maintaining inventory of materials needed for make-ready apartments and placing orders as needed Informing the Property Manager and Maintenance Supervisor of supply orders and submitting receipts Repairing or replacing major appliances as required Preparing surfaces and painting unit interiors as needed Other duties as assigned by the Lead Maintenance Supervisor or Property Manager as needed Desired skills/qualifications: Demonstrated familiarity with, and ability to use, a variety of hand tools and equipment Ability to communicate effectively in both oral and written form Ability to give and receive instructions and preparing work orders and reports HVAC & pool certified Experience reading blueprints and various other architectural documents Experience identifying, reviewing, and obtaining bids on projects in need of supervision from outside contractors Experience maintaining files and keeping inventory of supplies Physical Requirements: While performing the duties of this job, the employee is frequently required to stand, walk, talk or hear. The employee is required to use hands to handle, feel or operate objects, tools, or controls, and reach with hands and arms. The employee is required to climb or balance, stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 50-75 pounds. At times, this position requires hard hats, and hazardous material protective apparel to be worn. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Work is performed outside, not in an environmentally controlled environment.
