Senior Project & Maintenance Manager - Seattle ActivSpace LLC, A Seattle based company with a regional portfolio of commercial real estate in the Seattle, Portland and The Bay Area is searching for an experienced Project and Maintenance Manager. This individual is responsible for directing building maintenance and capital projects and supervising the unit turn over process. RESPONSIBILITIES – MAINTENANCE MANAGER · Manage a preventative maintenance program. · Oversee existing cost control measures and programs to reduce expenses at the property level. · Train virtually and hands-on with Customer Service Managers (CSM) to perform designated routine maintenance tasks. · Purchase tools, parts and inventory for all properties. Maintain correct inventory levels at all times. · Manage contractors and vendors to ensure work is completed in a timely manner according to our specifications at the highest quality level for a reasonable price. · Respond to all emergency situations. · Manage overall turnover, including quality control and contractor oversight. · Troubleshoot task work orders from Customer Service Managers (CSMs) that may require contractor work. RESPONSIBILITIES – PROJECT MANAGER · Annually assess and maintain the existing five-year capital program, with useful life tables. · Create take-offs using industry standard metrics to understand contractor labor and material charges. · Create scopes of work for projects and services. · Issue Requests for Proposals. · Evaluate bids, negotiate and award contracts. · Obtain Certificates of Insurance. · Approve progress payments after ensuring quality and determining holdbacks. · Develop punch lists and approve change orders. · Manage project close out and obtain lien releases. · Reconcile contract to budget. · Prepare annual capital and repair and maintenance budgets based on annual assessments. REQUIREMENTS · Must have 15 years experience maintaining commercial real estate including office, flex, multifamily or industrial properties. · Must be detail orientated, organized, self-motivated and able to work independently or with a team. · Knowledge and understanding of building schematics, technical diagrams and blueprints. · Extremely organized, and can thrive in a fast–paced, multi-tasking environment. · Strong customer service, communication and computer skills. · Experience and familiarity with Microsoft Outlook, Excel, Word and Project. · Possession of valid driver's license, vehicle and insurance. · Requires approximately 35% travel to properties in Seattle, Portland and the San Francisco Bay Area. This position reports to the Company Sr. Vice President.
