I have a 1900 sq ft split level loft with three floors. Levels 1 and 3 are on top of each other, each 19' x 26'. Level 2 is larger at 19' x 35' and has a large window on one end.
I will be ready to begin work on April 15 and would like you to give me a rough quote for labor and materials. I would like to keep this job very cost efficient, and am looking to sacrifice finishes, but not quality. Ideally I'd like to employ used materials.
Job one: divide Level 3 into 2 separate rooms using walls created with light gauge metal framing, OSB and rolled fiberglass insulation. Walls should be ceiling to floor, approximately 8 feet high and 45 linear feet, with two solid core doors. Will need to fashion some ventilation system which will also serve as portable or split AC venting.
Job one: There is an existing bathroom and plumbing for kitchen sink on Level 1. Will need to do the proper plumbing to be able to install Refrigerator (cold water), dishwasher and washing machine.
Please tell me about your experience, and give me a rough estimate of what each job will cost, breaking down labor into # of hours and rate, and materials. Also please let me know when you can start and finish
