Job Description 40 Hours a week - Days Off Tuesday and Wednesday - Sunday and Monday 8:00 am to 5:00 pm; Thursday, Friday and Saturday 10:00 am to 7:00 pm This position provides maintenance and repair including basic plumbing, electrical, carpentry, welding, painting, custodial, masonry, golf cart work and other duties as needed for the facility Essential Duties and Responsibilities Maintenance Repair doors, hasps, ropes, and weather stripping if needed; lubricate roll up door tracks as units are vacated Perform painting, small nonstructural carpentry repairs, landscaping, minor electrical and plumbing repairs that don’t require a license. Repair/weld fences and gates as necessary. Concrete repair and new where needed. Provide regular maintenance to the golf cart as needed; check tires, battery and wash Monitor the physical condition of the facility; report maintenance and/or equipment issues and potential equipment failures Custodial Clean vacated units in a timely manner Sweep, vacuum and mop hallways; clean property of all trash, leaves and debris Clean bathroom(s) daily or more often, as needed Assist in ensuring that company standards of cleanliness and appearance are met or exceeded Inspect for pests and spray as needed Ensure that chemicals and cleaners are handled and stored safely in compliance with safety standards Notify the Property Manager when supplies are needed Other Ability to work independently with minimal supervision Complete tasks on or before deadlines and within the budget Perform other duties as requested by the Property Manager Required Qualifications High School Diploma or GED equivalent 2 years experience in similar position Skill set that matches the description Clear and effective communication in English, both oral and written Punctuality and integrity Ability to multi-task Professional, work well with others or individually Self motivated with a positive attitude and the desire to take pride in your work Must have valid California driver’s license Successful completion of background check Ability to operate golf cart and motor vehicle Use and safely operate power tools Physical Demands Physical demands are representative of those that must be met by an employee to successfully perform the essential functions of this job. Able to hear and speak clearly; answer phones and answer customer questions. Ability to see; must be able to see and inspect property, sweep, clean and make repairs. Specific abilities include depth perception, peripheral vision, close and distance vision and the ability to adjust focus. Use of hands to fingers, and arms are required for many of the tasks stated in this description such as sweeping, cleaning, driving the golf cart, mopping and much more. Able to squat, bend, lift and carry items weighing 50 lbs, climb stairs, open and close roll-up doors, hallway and office doors. Able to walk to any point on the facility. Hours/Compensation Full time; 40+/- hours per week Hourly rate $16.50 to $17.50 per hour DOE Paid major holidays, 1 week vacation after 1 year, sick pay
