R. W. Selby & Co., Inc. Job Description for: PORTER/CUSTODIAN/GROUNDSKEEPER The Porter cleans and maintains all areas of the apartment community. This position receives instructions from both the Property Manager and the Maintenance Staff. This position reports to the Property Manager. Above all, the Porter/Custodian/Groundskeeper should ensure the following standards are upheld, adhered to and are the basis of all daily operations. R.W. Selby & Co., Inc. Standards of Excellence  Ensure clean and neat physical property and rent ready apartments  Meet or exceed NOI  Provide exceptional customer service to residents and prospects  Follow operational standard processes Duties and Responsibilities: 1. Ensure that the residents are provided with a clean, safe, and well-maintained community. 2. Daily use of the Porter Check List is mandatory. The completed check list must be filed as instructed by the Property Manager and must be readily available for inspection by any Supervisor. 3. Walkways, stairways, porches and balconies of vacant units, carport areas, garages, and dumpster areas are to be swept and mopped daily. Tour route should be inspected and cleaned daily. 4. Laundry rooms and public restroom facilities are to be thoroughly cleaned daily. 5. Pool areas are to be cleaned and inspected for trash daily (or more often if needed). Pool furniture to be cleaned and arranged daily. 6. The property's grounds, carports, and bordering curbs require daily and constant trash removal. 7. Clean, dust, vacuum, empty trash, clean windows in office (if applicable). 8. Vacuum all carpeted hallways and staircases. 9. Dust light fixtures, stair rails, and smoke detectors. 10. Clean barbecues daily. 11. Empty trash cans daily. Clean around dumpster locations. 12. "Market-ready" vacant apartments are to be dusted and cleaned at least twice per week and ready for showing. This list of work duties and responsibilities may be amended at the Property Manager's discretion. Please inform supervisor immediately if you are unable to perform any assigned tasks.
