Super Responsibilities: Super will receive a studio apartment on site that is included in the compensation package. Take Out Garbage and Recycling on Specified days making sure that no violations are given to the building Daily & Weekly cleaning and maintenance of both buildings, which includes sanitizing railings, door handles, glass, etc for covid. Sweeping, mopping, etc Snow and ice removal of passable walkways and front of buildings (Make sure you have appropriate tools and salt on hand) Maintenance issues, such as changing door locks, changing light fixtures, changing plumbing fixtures, sparkle of holes, fix leaking faucets and showers. Make sure tenants are not blocking fire exits in the back of their apartments Tenant Turnover - This maintenance can include everything from sweeping, vacuuming, and mopping floors to replacing the cracked floor or wall tiles. Grout must be cleaned, and sometimes the unit must be painted as well. Appliances and bathrooms must be cleaned, and all plumbing fixtures must be in working order. Showing the rental property during vacancies Respond to tenant issues and problems. Make sure only tenants that live in the building are there and there is no loitering in both buildings. Make sure that front doors stay locked at all times. Monitor cameras for issues that need to be addressed. Address Fire sensor and monitoring issues in the basement and with the fire dept.
