Job Description: POSITION TITLE: Maintenance Technician I DEPARTMENT: Facilities BUDGETED HOURS PER WEEK: 40 REPORTS TO: Facility Director Location: Avila University Perform a variety of work in general maintenance and repair of buildings, facilities, and equipment to provide a safe and functional environment. DUTIES AND RESPONSIBILITIES: Performs repairs and maintain structures such as floors, showers, sinks, walls, roofs, and carpets. Troubleshoots, adjusts, and repairs locks on doors, cabinets, desks, and closets; door hinges and key slots. Changes filters on heating, ventilating, and air conditioning units. Services appliances, kitchen, and emergency equipment; installs appliances; reports mechanical malfunctions and determines appropriate action. Moves furniture and equipment including installing cubicle partitions. Responds to alarm calls during and after regular work hours. Ensures campus environment is safe and working properly. Performs basic rough and finished carpentry work in the construction and repair of structures such as partitions, walls, doors, window frames, office furniture, and shelves. Removes broken glass, putty or plastic; replaces windows and door hardware; replaces or arranges for replacement of glass for windows, doors, and light fixtures. Performs basic electrical installation and repair work in wiring for switches, outlets, plugs, cables, power circuits and appliances; repairs lighting systems; inspects electrical systems for unsafe conditions. Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces washers and other minor parts; maintains and monitors septic system; applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain; repairs wall coverings. Assist HVAC engineer with rounds to inspect operation of systems, including weekends as necessary. Shares scheduled on call duties. Assists the Grounds and Housekeeping Departments as necessary. Performs other duties as assigned. REQUIRED SKILLS: Possess essential knowledge, skills and abilities to explain, demonstrate, and perform, with or without reasonable accommodations, the duties and responsibilities of the position. Performing general maintenance and using basic skills in carpentry, plumbing, glass replacement, painting, masonry, appliance repair, and electrical wiring. Operating and maintaining tools used in the maintenance and repair of building facilities. Maintaining work and maintenance logs. PHYSICAL REQUIREMENTS: Lift heavy objects (up to 50 pounds). Climb stairs, ladders, and scaffolds. Stand or walk for long periods of time. Stand, walk, sit, bend, reach, stoop, kneel, crouch, and crawl. Work in an external environment with exposure to inclement weather, and varying temperatures. MINIMUM WORK EXPERIENCE: Three years of general maintenance experience. Three years of experience in one or more of the building trades. REQUIRED EDUCATION: High School diploma or equivalent. REQUIRED LICENSES: Valid State Driver's License.
