Description
The position is part-time (approx. 12-25 hours per week) based primarily in a three-story office building on the Concord/Acton line. Building has multiple tenants. The Maintenance Technician/Handyman will perform or oversee preventive and routine maintenance and repairs on the building and systems; including but not limited to HVAC, electrical, plumbing, carpentry and general building repairs, furniture moves, safety and associated systems and other duties as assigned. The Maintenance Technician/Handyman will work closely and communicate with the Facilities Manager to ensure the reliable operation of building systems, physical appearance, safety and security of all facilities. If the Facilities Manager is not reachable, the Maintenance Technician will contact the Property Manager/Owner. Duties and Responsibilities: • Providing maintenance and upkeep of office building (interior and exterior), as necessary; • Performing or overseeing preventive and routine maintenance and repairs on building and systems, including but not limited to HVAC, electrical, plumbing, carpentry and general building repairs, furniture moves, safety and associated systems and other duties as assigned; • Completing assigned work and maintenance requests from tenants and Facilities Manager in a timely and professional manner; • Executing emergency procedures on building systems and subsystems; • Performing trash and snow removal as needed (as a supplement to companies contracted to provide these services); • Lifting/moving equipment, tools, and building supplies, as necessary; • Availability during emergency situations, summoning additional assistance as needed; • Reporting to Facilities Manager on the status of the building, all repairs and work necessary and requested, any issues raised by tenants and contractors or vendors; • Other duties and responsibilities as assigned by the Facilities Manager, including help at other buildings. In Coordination with Facilities Manager: • Inspecting building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions required by tenants and Facilities Manager. This will include performing operational checks to ensure equipment is operating within parameters and at maximum efficiencies; • Maintaining equipment logs, records, operational data (including all work orders from contractors and vendors) and history; • Ordering equipment and supplies as needed for the maintenance of the office building; • Coordinating variety of building contractors, vendors, inspectors, etc. in terms of schedules, building access and enabling them to perform the necessary work; • Overseeing and inspecting the work performed by outside contractors. Contracted work includes landscaping, snow removal, remodeling, HVAC, plumbers, and cleaning; • Reviewing assigned work orders - estimating time and materials needed to complete repair. Orders/buys necessary materials and supplies to complete all tasks; • Coordinating with building cleaners, where necessary, to ensure the proper upkeep of the office building. Qualifications: • ability to climb ladders and lift 50 lbs or more; • ability to maintain building exterior and curb appeal (i.e., snow removal, lawn care, landscaping, trash removal); • must be personable, friendly and cooperative and able to communicate effectively with tenants, contractors, vendors and Facilities Manager; • must be effective working independently with minimal supervision; • must be a good problem solver; • must be dependable, reliable, responsive and willing to be on-call for the occasional emergency situation (except when on vacation and other agreed times off); • must have valid driver's license and own transportation; • must be able to pass a background check and drug screen.
