Property Maintenance Supervisor Prairie Real Estate Group is accepting applications for a full-time Property Maintenance Supervisor to help us deliver outstanding customer service in all areas of building maintenance and operations. This is a “working supervisor” position which entails supervisory responsibilities as well as “hands on” work. The Property Maintenance Supervisor oversees all building-related activities supervising and coordinating the daily working arrangements of the Prairie Maintenance Technicians. This position is responsible for preserving the condition of property infrastructure and ensuring that all facilities maintain optimal physical appearance functionality. General Responsibilities Include, but are not limited to: • Maintains the overall physical appearance and functionality of all properties • Monitors buildings infrastructure to determine the need for repairs to preserve company assets • Monitors and manages all work related to the maintenance of buildings - including but not limited to HVAC, plumbing, electrical, custodial and security • Schedules and/or performs preventative maintenance to ensure optimal performance from all systems • Troubleshoots and performs basic repairs/maintenance to electrical, plumbing, hvac, etc. • Develops and maintains relationships with all subcontractors and vendors ensuring efficient facility operations • Solicit bids and quotes from subcontractors/vendors as needed or directed • Assists with maintaining building security and immediately responds to building emergencies on a 24-hour basis – on call responsibilities • Administers company’s key/lock systems • Coordinates the planning, organizing, scheduling and direction of the maintenance technicians ensuring all team members are motivated and have adequate resources to perform all aspects of work required • Leads morning team “production and planning” meetings • Manages work via company’s work order system - delegating tasks to the technicians • Reviews technicians’ timesheets daily to track their work and open tasks • Ensures all buildings and grounds are maintained relative to landscaping, snow removal, etc. • Manages the upkeep of equipment to ensure efficiency and safety • Leads renovation projects performed by in-house staff • Determines supplies needed for various projects; purchase and pick up as needed • Ensures compliance with quality, health and safety rules, guidelines and regulations • Other duties as assigned Required Knowledge and Abilities: • Proven experience as facilities manager or relevant position • Verbal and written communication skills • Good customer service skills and professionalism • Strong organizational skills, ability to multi- task and prioritize • Must exhibit competence, critical thinking and good judgement in decision making • Must possess a positive attitude and work ethic • Knowledge of different building systems (electrical, hvac, plumbing, etc.) • Ability to safely operate a variety of equipment and machinery required to perform duties which may include trucks, forklifts, lawn equipment, hand and power tools, etc. • Familiarity with relevant health and safety standards and regulations • Ability to safely operate vehicles and powered equipment • Ability to operate a personal computer to prepare and maintain a variety of records and reports; possess the ability to utilize the internet to research repair parts and vendors. • Ability to work as an active member of a team • Ability to adhere to company rules and regulations • Must maintain a tidy and safe workspace • Must be 18 years of age • Must have a valid driver’s license and reliable transportation About the Company: Prairie Real Estate Group is a commercial real estate development and management company headquartered in Benton Harbor, Michigan.
