Grounds/Maintenance Assistant Position: Perform tasks as designated by the Managers and/or Maintenance Supervisor in the areas of grounds keeping, preventative maintenance, painting, pool care, and general repair. Work under the direct supervision of the Maintenance Supervisor. Abilities: 1. Good interpersonal/communication skills 2. Attention to details while performing tasks 3. Provide safety for staff & residents while performing tasks 4. Physical ability to move medium to large dumpsters (full & empty) for attachment to/from a tractor 5. Assist with electrical, plumbing, and other physical tasks Skills: 1. Possess basic knowledge of proper type & use of tools needed for routine maintenance tasks 2. With minimal instruction operate safely & maintain: a. a small garden tractor b. a gas-powered pressure washer c. a gas-powered vacuum/blower (backpack style) d. other motorized equipment as required with instruction 3. Be able to paint using brush &/or roller to produce a professional finished appearance 4. Use cleaning & disinfectant products safely Responsibilities: 1. Take-out & bring-in dumpsters as specified in routine daily schedule. 2. Clean/disinfect dumpster rooms weekly (minimum). 3. Notify manager/supervisor if dumpsters need repair or cleaning. 4. Walk perimeter three (3) times per week (minimum) to remove trash & identify/report items that need attention. 5. Water planters 1 or 2 times a month (minimum). 6. Clean walkways around pool & pool deck with vacuum/blower daily. 7. Keep drains open in pool deck & first-floor walkways. 8. Assist with swimming pool daily maintenance. 9. Remove water from the ballroom patio & mop as needed. 10. Clean gas grills (weekly) & check gas tanks (daily). 11. Check car wash area daily & remove trash. Sweep & clean weekly (minimum). 12. Remove debris from roof weekly (minimum). 13. Clean roof dryer vents monthly (minimum). 14. Perform/assist with painting projects. 15. Assist Maintenance Supervisor with designated projects. 16. Clean garage floor & remove cobwebs from garage area. 17. Assist housekeeping as needed. 18. Perform other duties as designated by Maintenance Supervisor/Managers. 19. Clean pool furniture every day in the Summer, and as needed other seasons. 20. Clean Stairwells and stairwells rails weekly (minimum). 21. Clean and Maintain Ballroom terrace and furniture weekly (minimum). 22. Wash Ballroom windows from outside weekly (minimum).
