GENERAL INFO: - Hiring framing subcontractor to frame up 19' x 30' (570 sf) single-story addition in Gaithersburg, MD. - Existing house is 30x26 (780 sf) single-story house. - Drawings and photos attached. - Already permitted. Email for construction drawings. - Slab-on-grade foundation (to be completed by 4/12). SCOPE OF WORK: - Provide labor to frame new addition per code and pass framing inspection. - Exterior 2x6 walls - Wind bracing - House wrap - Interior 2x4 walls - Blocking for drywall, cabinets, closets and towel bars - Ceiling joists - Rafters and ridge ("T" into existing roof) - Sheathing - Fascia - 3 windows - 1 door BUDGET: - $3,200 Labor. 2 guys 4 days. (Materials by owner) SCHEDULE: - 4/12 start (pending completion of slab-on-grade foundation) ALSO NEEDED: - Electrician: Pull permit in City of Gaithersburg, replace split-bus panel (same location), wire new addition, remove unused circuits in old kitchen area, install owner-furnished fixtures, tie-in to HVAC disconnects. Materials & labor. Fixtures by owner. - HVAC: Install complete 2.5 ton 14 SEER (Goodman or equal) heat pump system with ductwork for entire house (replaces baseboard system). Provide disconnects. Provide all calculations and design as required to get permit and pass inspections. Air handler and ductwork to be installed in attic (plenty roomy). Owner to demo existing roof to provide access to new addition. Materials & labor. - Roofer: Remove existing shingles on 780 sf existing house, new shingles on entire 1350 sf house (architectural shingles). Materials by owner. - Carpenter: 3 weeks of work, miscellaneous improvements. Materials by owner. - Handyman: 1 week of work, miscellaneous improvements. Materials by owner.
