POSITION DESCRIPTION Position Title: Maintenance Technician Department: Commercial Reports to: Commercial Maintenance Supervisor and Lead Maintenance Technician FLSA Status: Non-exempt Essential Duties and Responsibilities: Include, but are not limited to, the following. Other duties may be assigned. • Perform maintenance for commercial properties, as well as office and residential when required. • Clean assigned properties. • Complete special projects as assigned by Maintenance Supervisor. • Complete assigned Work Orders. • Complete preventative maintenance tasks. • Assist other maintenance members as assigned. Qualifications: To perform this position successfully, an individual must be able to perform each essential duty satisfactorily. Standards: • Be able to read and understand blueprints. • Must have a basic knowledge of plumbing, electrical and construction techniques. • Must have the knowledge and skill to perform maintenance tasks as required. • Must work well alone and/or with a partner. • Ability to work with all levels of management, co-workers, tenants and the general public. • Must have his/her own set of tools to perform jobs (see attached list). • Must have own transportation to get to work. • Must wear assigned uniform and maintain a neat and clean appearance. Education and/or Experience: High school graduate or equivalent. Language Skills: Must be able to comprehend, speak and write English and be able to communicate well using both written and speaking skills to interact with co-workers, management and tenants.Reasoning Ability: Must be able to fully think through a problem to consider all available options. Certificates, Licenses, Registrations: Must maintain a valid California driver’s license. Physical demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this position. They include: • Constant need (66% to 100% of the time) to be on feet. • Constant need (66% to 100% of the time) to perform the following physical activities: o Bend/Stoop/Squat/Kneel: Perform routine maintenance/repairs, pick up debris. o Climb Stairs: Routine duties require access to all levels. o Access Confined Spaces: Must be able to access areas such as crawl spaces under buildings. o Push or Pull: Move equipment, appliances, open and close doors, etc. o Reach Above Shoulder: Perform routine maintenance/repairs, stock and remove equipment. o Climb Ladders: Perform routine maintenance/repairs. o Grasp/Grip/Turning: Handle tools and equipment, perform routine maintenance/repairs. o Finger Dexterity: Handle tools and equipment, perform routine maintenance/repairs. • Lifting/carrying (supplies, tools, ladders, etc.): Over 150 lbs. Rare need (less than 1% of the time) 75 - 150 lbs. Occasional need (1% to 33% of the time) 25 - 75 lbs. Frequent need (33% to 66% of the time) 1 - 25 lbs. Constant need (66% to 100% of the time) Note: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons and while wearing the required, appropriate safety equipment. Examples of heaviest items lifted include tenant improvement debris, A/C units, abandoned furniture, etc. Vision Requirements: • Constant need (66% to 100% of the time) to observe areas needing attention/correction. Read cautionary labels; respond to written instructions from staff. • Frequent need (66% to 100% of the time) to see things clearly beyond arm's reach. Observe and assist in general maintenance; observe problems throughout property. Hearing Requirements: • Not essential. Frequent need (33% to 66% of the time) to receive instructions from management. Written instructions should be acceptable. Speaking Requirements: • Constant need (66% to 100% of the time) to verbally communicate with staff and tenants. Work Environment: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. • Outdoors (66% to 100% of the time), all conditions, often for extended periods of time. • Occasional exposure (1% to 33% of time) to paint fumes, solvents, adhesives, etc. Example: Tenant units during/after improvement work and discarded items left on property. • Frequent need (33% to 66% of the time) to work in awkward and confining positions ROP $25.00 hourly
