Primrose Apartments is looking for a full time Maintenance Technician to work at our 72-unit apartment complex in Neenah, Wisconsin. We are looking for a proactive and self-motivated individual to join our team. Attention to detail and customer service skills are a priority, while maintaining the entire property including apartments, buildings, common areas, and grounds. Maintenance Technician will work under direction from site management to keep complex running effectively and efficiently. Primary daily duties and responsibilities include but are not limited to: Maintenance / service requests in occupied units including diagnosing and resolving concerns with minor electrical, minor plumbing, carpentry, cabinetry, doors, closets, drywall, paint, screens, blinds, and appliances. Prepping vacant units for the next resident including removal of items, patching, painting, miscellaneous repairs, and cleaning. Groundwork including mowing, trimming, pruning, weeding, and trash pickup. Seasonal snow removal and salting of sidewalks and parking areas. Routine preventative building & property maintenance on all equipment and systems such as cleaning gutters, cement/parking lot repairs and clean up, playground maintenance, etc. On call emergency situations after regular business hours to include nights, weekends, and holidays. Secondary duties and responsibilities include but are not limited to: Develop and maintain an appropriate, professional, positive working relationship with residents, vendors, contractors, and fellow employees. Learning and abiding by all company policies and procedures. Monitor safety & security of property and take action to correct unsafe conditions. Perform limited exterminator services. Responsible for maintaining stock and parts inventory while staying within required budgets. Inspection units as necessary according to company policy. Execute effective preventive maintenance program. Other related duties or projects as assigned by supervisor. Skills / Other Information: Ability to work independently with limited direct supervision. Capability to stay focused and on task. Conscientious time management while juggling multiple tasks.
