JOB SUMMARY: Maintain the physical properties of 21Plus, interior and exterior, in order to provide a safe and clean environment in accordance with budget amounts available to 21Plus. ESSENTIAL FUNCTION/DUTIES: 1) Respect the right of privacy of those individuals who reside in or attend 21Plus programs 2) Consult with the Quality Management Specialist on plumbing and electrical work before repairing 3) Obtain receipts for all purchases made or bills if 21Plus had an account and submit to the Quality management Specialist 4) Obtain approval of Quality Management Specialist before making purchases over $20 5) Submit Mileage Reimbursement form for all travel, excluding miles from home to work and work to home 6) Submit timesheet to Quality Management Specialist weekly 7) Identify all repairs needed in programs and report to Quality Management Specialist 8) Advise Program Administrator or Assistant Program Administrator if an outside vendor is required for repair 9) Provide routine building maintenance as requested on Maintenance Work order according to urgency and chronological order10) Provide building maintenance to program sites outside of Ocean County once every 4-6 weeks or as needed.11) Work with other maintenance personnel as needed.12) Maintain and keep maintenance vehicle organized. Maintain mileage chart and submit to Quality Management Specialist. Notify Quality Management Specialist of any maintenance vehicle repairs needed. 13) Perform all maintenance repairs with attention to detail and completeness including set up and clean up; performs painting duties as required. 14) Perform building maintenance as needed on an emergency basis outside of regularly scheduled hours and flex schedule to avoid going over budgeted hours whenever possible. 15) Perform any other duties as assigned by the Quality Management Specialist, Quality Management Director or Executive director 16) Cooperates fully with licensee and Department of Human Services staff in any inspection or investigation. QUALIFICATIONS/EDUCATION:  Must be at least 18 years old, have a valid NJ Driver’s License with an acceptable record of safe driving  High School Diploma/GED (verifiable)  Prior carpentry/maintenance work with good references and own tools PLUS  Carpentry/repair skills.  Ability to interact appropriately and effectively with persons with developmental disabilities  Solve problems systematically.  Self-directed.  Communicate using resourcefulness and tact.
