Coughlin Property Management is looking for an Apartment Maintenance Supervisor to join our team. We are looking for a person who is a strong leader with a great work ethic. The Maintenance Supervisor is responsible for overseeing all aspects of the property's maintenance operations and is expected to work along side with the other maintenance techs. Job responsibilities include but not limited to: Scheduling Unit Renovations Upkeep of Grounds Final Make-Ready Walks - Ensure vendors performing quality work at competitive pricing. - Understand scopes of contracts and hold vendors accountable for timely completion of work and standards of workmanship. - Oversee coordination of logistics with various cap ex projects. - Communicate to Ownership any areas of concern or any areas of concern throughout the duration of the projects. - Oversee and approve weekly supply orders. Ordering must remain within the constraints of the budget. - Develop PM programs that will reduce future problematic items and in turn reduce expenses. - Track re-occurring issues at the property and develop a plan to fully understand them and create a plan to find long-term solutions for these items. An on-going example would be a recurring sewage backup and the need for a PM plan to significantly reduce this common occurrence and recurring expense. - Manage work load and re-prioritize when necessary to ensure all work orders are completed in a timely manner. - Communicate and follow up with residents and staff about outstanding issues. - Oversee employee performance, cross-coverage, and on-call logistics. - We will rely on you to act as a mentor and engage your employees helping build on their skill-sets. - Set expectations for the team and hold them accountable. - Manage overtime. - Ideal candidate must have experience in multi-family maintenance in a supervisory role.
