Description
This position requires the individual to be self motivated and communicate effectively with supervisor. The position requires at least 2 years experience in a similar position. Plumbing, drywall, basic carpentry, electrical skills and knowledge of sprinkler systems and how they work is a plus. We are looking for an energetic self-starter with sound judgement and good foresight dedicated to continual improvement of the property. Valid current drivers' license and a vehicle is required.
The maintenance person assists management in achieving and maintaining outstanding cleanliness of the property, as well as maintaining common infrastructure and equipment. As a member of the team you will receive the tools you need to succeed.
The maintenance persons responsibilities include but are not limited to:
*Maintain outside grounds, including keeping the complex clean and free of trash and debris
*Empty trash throughout property
*Patch and paint stucco
*Maintain fixtures (repair & paint) in good condition
*Maintain landscaping and irrigation system
*Work with management to identify and resolve policy violations and safety hazards
*Trouble shoot water leaks with ability to identify source of problems
*Change light bulbs and smoke alarms
*Maintain equipment and tools in good working order
*Maintain signage
*Clean roofs of debris and keep gutters free of blockages
*Clean laundry, office and restroom
*Maintain rooftop gas lines (training is provided)
*Pool maintenance (training is provided)
*Identify problems and needs before they become emergencies
*Be available for on-call maintenance emergencies
*Maintain dog runs including the 6 month sand replacement
*Ability to supervise a p/t employee effectively
