Upper West Side property management company seeking a part time non-live in superintendent who will oversee the daily maintenance of one newly developed 22 unit building in Inwood, Manhattan. Preference for someone who already works or lives in the area of Cooper Street, between Academy Street and 204th Street. The building does not have many repairs or maintenance requests, everything is new. Candidate will oversee the day to day operations, personally handle all preventative and maintenance items with regard to preserving the cleanliness, wellbeing and security of the building, fielding and resolving tenant complaints, troubleshooting and performing repairs, creating and adhering to a proactive maintenance routine and responding to occasional emergency calls after regular hours or weekends. · Prior experience is a must, 3-5 years’ experience minimum with painting, electrical, plumbing, and basic construction repairs. · Knowledge of boilers – gas/oil and hot water heating systems. · Exceptional customer service skills and tenant response time. · Knowledge of mobile phones and e-mail. · Excellent analytical and troubleshooting capabilities. · Clear communicator able to identify and articulate issues and the resolve effectively. · Neat, clean professional appearance. · Able to physically perform the tasks required for this position. · *CERTIFICATE OF FITNESS*
